Welcoming staff, efficient service, easily accessible. Evening meals good value and a nice change from chain menus. Breakfast cooked to order and was excellent.

Not much to dislike. It is a 'character' building though so rooms vary in size/layout. Some bathrooms are a bit small!

very handy location for attending a local conference and visiting the university. Friendly staff, nice food in the restaurant and free wifi very handy.

the lady who greeted us in reception was "on the ball" so to speak - as I had booked the room on line, turned up to check in unannounced around 6-7pm and only needed to mention my name - booking instantly acknowledged / recalled, even the room type - twin. Also thought the shower was particluarly good

The bathroom door actually hits the bath side panel as you open and close it!!! - so you have to open it slowly until it touches, then pull it firmly past - no good in any room sharing if you need the bathroom in the night. Opening the door normally would "bang" noticeably Also no restaurant details in the hotel room, even though we asked about the menu when booking in - we were told there was a "sample" menu in the room - there wasn't.

The relaxed atmosphere of small hotel which offers a friendly service and an enjoyable, nourishing breakfast following a good nights sleep in pleasant surroundings.

Excellent location for visiting our family. Staff very friendly and helpful.

Plumbing rather noisy. Other guest had shower at 4am which woke us. Shower was situated in a room behind our bed. Water ran for 30 mins!.

Good breakfast in suburban location.Good base for touring.

Lovely old house but a cheap out of character extension. No heating late afternoon.

The owner is a very friendly and welcoming person

No. I did not stay long enough in any case to really get to know the hotel. I only stayed one night.

        Breakfast was excellent.

Bedrooms very dated - urgently need an upgrade. Toilet seat chipped, bed ancient, toilet door stuck, 'saniflo' didn't work. Very bad bedrooms. Website grossly misleading. We put up the hotel rather than enjoying it.

Service, bed and bathroom were all good. The cooked breakfast was also very nice.

Just a couple of minor points. We were charged an extra 10GBP for the use of a cot bed for our daughter (5GBP per night) who is under 2 years of age - if we had known there was a charge we would have used our travel cot (which is equally comfortable for her). Perhaps this information is provided but, if so, we missed it... The water pressure was a little weak in our room (rm 15), so the shower was a bit 'drizzly'. These are small points, however, and overall we were pleased with our stay.

The owners were wonderful and welcoming. I stayed with my sister and parents and we couldn't ask for more. The breakfast the following morning was the best hotel breakfast I've ever had.

Walls are a little thin in the annex so we could here some snoring from the room above. I wasn't a problem though, we just found it funny!!!

The staff's friendliness and help with a rather belaguered business traveller. The rooms were clean and very comfortable. The veranda where one can relax after a hectic day.

Friendliness of the staff and the peaceful and quiet location of the hotel. It is well situated for the town and for the countryside around Preston.

First impression was of an excellent decor. I live in a Victorian property so can appreciate these qualities. I found everyone very friendly, helpful and hospitable. Despite being on my own I was given a double room. My breakfast was very good, well served and I felt I could have asked for anything else if I required it. Overnight all was quiet as is not always the case in some hotels. Bathroom was well stocked, as was the tea/coffee area. On departure I had some car problems, but I was helped out by staff. Overall I would recommend this hotel to anyone.

My only reservation was in the bathroom. It was a bit small. If my late husband had been with me he would not have been able to sit on the toilet. Secondly there was a black mould up near the ceiling. Perhaps I should not have looked up!
