The great things about the B&B are the location (it is ideal and located close to the Botanic Gardens and the Arts Center), the room (nicely appointed, slightly small, but large bathroom).
Located in a very pleasant part of looked like the university campus, the hotel is in a great location and the bathrooms are very modern.
Compared to the rest of the hotels we stayed in New Zealand this place is not cheap but considering the location, the rooms and the breakfast it is well worth the extra cost.
It was very quiet, the only noise comes from the toursit tram which doesn't start early in the morning.
Also it has very handy access to the Tram which runs down Worchester Street - it was great to travel back to the Villa on it, instead of walking in the sleet!
The room was incredible - a beautiful big comfortable bed with thick warm sheets and blankets, a small writing desk which came in very useful, a table and chairs, a modern TV, telephone with free local calls, safe and very, very warm gas heater.
The bed was so comfortable and the rooms are beautifully decorated with wood floors and fireplaces.
The common areas were lovely, the hotel offered free wireless high speed internet and the room was incredible - a beautiful big comfortable bed.
We booked 2 rooms on the first floor in which was a fully-carpeted modern-style Super Deluxe Room with Rimu furniture, and temperature controlled underfloor heating.
The bedrooms are beautifully decorated with luxury beds, and you may choose either the traditional style or the modern style.
It certainly was a hotel with the personal touch - the owners were lovely and the breakfast spread (all included in price) was fantastic (many homemade delights - these are people who enjoy their food!
The breakfast is great and the host is friendly and accomodating.

Guests are welcome at any time to use the central kitchen (part of the lobby and entrance area with a lovely lounge area - all open plan and very inviting) where full tea and coffee making facilities are provided (proper coffee too by the way!
Lovely garden views, cathedral Square and the Classic Villa has all the comforts of staying at a good friend's home.
The rooms were clean and cosy, and the common areas were lovely.
Very friendly staff, a big thanks to the lovely owners for their wonderful hospitality and the bathroom was very clean.
The rooms are clean and the breakfast is well worth the extra cost.
