      Small quiet hotel in a quiet location. Not far from Rustaveli metro station. Free WiFi (though the rooter needed had to be restarted several times; fortunately, the rooter was in the accessible place in the corridor).

      The air conditioner (cooler) in the room was inefficient. Staff did speak/understand english poorly. Breakfast was a strange one and not attractive at all; it accorded neither to Georgian nor average European cuisine. The conception of breakfast should be improved indeed. Also, the breakfast was served from 9 to 11, hence you get no breakfast if you have some duties beginning at nine or even earlier. Breakfast should be available at since 7 at latest. Tricks with water suply were really annoying. One night I was warned that hot water will be not available after midnight. However, there was almost no hot water in my room during the whole week I stayed there. Last night, before leaving at 5 in the morning, there was no water at all - not drinking, no shower, no toothbrush, no toilet use! According to the (dis)comfort level, the cost of room should be no more than just half of that what it is currently (about 30 instead 64 EUR).

      The reception staff were very friendly and helpful throughout my stay.The buffet style breakfast was good with no shortage of fresh bread, cheese, meat etc. The room was kept clean on a daily basis with no shortage of towels or fresh linen

      Location, location, location! The fairly steep climb to the hotel from the main street became tiresome and would not recommend to the less fit among us. No hot water on the first and last day was annoying. The room furniture was poor quality, wardrobe doors were hanging off and with only one hangar provided, living out of a suitcase was the only option. There is no iron or ironing board at the hotel and the iron brought from somewhere else was a safety hazard! A comfortable armchair, a bedside light that worked and a small desk would be simple additions to improve the quality of the room The cost of the 'shuttle' from the airport was outrageous at 60 gel especially when a local taxi charged 20 gel for the return journey. 2 gel for a smal bottle of water was also over the top,

      The hotel had fast internet, spacious rooms, ok beds (though not as nice as I had expected from how they described themselves on the website) and is about a 10 minute walk to the metro. The breakfast was a nice spread and the staff was helpful and friendly.

      There was a constant problem with the hot water. If I am paying the amount of money charged for this hotel I expect there to be hot water (approx $75 a night)! There are many other options in Tbilisi. One morning it took two and a half hours before they could get it to work and it held up my day significantly. Once the hot water did show up, it was luke warm at best. This is enough for me to recommend not staying here if the price does not change.

      The big plus for this hotel is the friendliness of the staff, by that I mean the one member of staff on reception. The hotel is very well appointed, only three to four minutes from Rustaveli, Tblisi's biggest cultural and shopping street, but is set back up a hillside in an interesting residential area which is obviously going to be up and coming. The breakfasts were great and the rooms very spacious. This has potential to be a boutique hotel of the future, but for now it's a funny mix of styles - some great old pieces of furniture - but could do with some modernisation of the fabric of the building. That said, it's clean and welcoming and authentic.

      I wished the previous reviews had warned me about the situation of the hotel a little bit more. I arrived as a solo traveller late at night by taxi. Driving up cobbled streets and arriving at a big iron gate - you can't actually see the hotel from the street, did make me wonder whether I'd made a mistake. However once I'd battled into the courtyard, directed by a long suffering neighbour of the hotel - and been met with a very friendly reception, it was easy to relax. In the light of day, it's in a great area, very much faded grandeur, with local life all around.
