The location of this hotel is absolutely spectacular. Situated by the river, it offers breathtaking views and provides easy access to nearby bus stations on 2-wheelers.

Just walking distance from Home Food Dude, where you can have lunch. We enjoyed staying at teso waterfront. Super base for a trip in Goa.

Got great deals for xmas and new year but the joy ended as soon as we reached the hotel. However, they had a good pool and decent towels. It is located in a quiet area so no disturbance.
Rooms were not cleaned properly, dust everywhere and a damp smell. The bathrooms were not maintained, with broken taps and toilet flush.

There is one small area for improvement, as some guests have mentioned that the breakfast provided limited options.

The staff is friendly and accommodating, especially Vincent who goes above and beyond to ensure a pleasant stay.
One improvement could be to expand the breakfast options, although the fresh fruit juices are a nice touch.

We spent our Christmas holiday in a small boutique hotel in North Goa. The hotel was situated right by a river which gave us beautiful views throughout our stay. We enjoyed using the kayaks provided by the hotel to explore the river and nearby area. The staff was very friendly and helped us with recommendations for nearby restaurants and things to do. We also enjoyed the complimentary breakfast every morning.
The hotel was quite far from any major attractions and we had to spend a fair amount on transportation to get to the places we wanted to see. , the pool was a bit small, which made it difficult to relax there when it was crowded.
