I am not agaisnt paying inflated prices in 5 star establishments, as i know you will always pay a lot more, though my overlal experince of the hotel was they were standing at the door welcoming you, waiting to empty your wallet.
But then this is a 5 star hotel and i guess you pay 5 star prices.
I consider myself a highly selective traveler with a good sense of value and service whether it's a grand hotel, trendy boutique hotel or a local motel.
The hotel is perfectly located between two ferry stops, and the Villa Carlotta (with wonderful Canova statues and gorgeous gardens) is next door; guests can get a free pass from reception to go here - the cafe at the Carlotta is good value too.
This is an old hotel, situated in a great location on the lake next to the Villa Carlotta (walk next door and tour this villa and its gardens).

First, the hotel enjoys an exceptional location next to Villa Carlotta in the picturesque village of Tremezzo.
Getting from Malpensa airport is fast - about 60 minutes by car.
The 90 minute drive from Milan Linate Airport was easy by hire car.
Small rooms and bathrooms, especially, shower, but the view, comfy bed, towel warmer, wonderful breakfast and other amenities made up for it.
The guest rooms have the limitations imposed on efforts to modernise 1900's accommodation, particularly the bathrooms, but if you are not fussy about the shower and lack of bath you can manage your ablutions satisfactorally.
If you don't mind hearing EVERYTHING in the next room - coughing, floor creaking, bed creaking, toilet flushing etc.
The room itself was fine, lovely big bed.
Absolutely clean, not old, not creaky, not musty as I've read elsewhere; hardwood floors, ante-room, large immaculate double-sink bathroom with separate shower and jacuzzi bath; looked new.
There was also a bar and restaurant for lunch at the beach club, but we didn't eat there.
Breakfast on the lake view terrace was good, the view terrific, the bar and dining room beautiful in an old fashioned way.
We did not eat dinner in the restaurant but we had breakfast and were not very impressed.
The breakfasts were not impressive, but we did eat breakfast each day on the terrace so it was pleasant with the view.
There is a wine bar which specialises in fondue; not really to our liking and so did not try it out and the restaurant.
While the staff was informative, we found some at the reception desk impersonal and bureaucratic.
The staff was friendly and at the concierge desk were absolutely great.

The staff overall was very nice, but we agree with a previous reviewer that the front desk staff could be a little friendlier.
The views of Lake Como from the lobby and the rooms are magnificent, the grounds are lovely and the pool adjacent to the lake was a hit with our two boys.
The gym is small, and the sauna is just not worth getting a second look.
The pool, gardens and spa were wonderful as well.
The view from the rooms were spectacular and the common areas of the hotel were clean and updated.
The hotel was spotless and our room was beautiful in the palace style.
We never heard any noises during our stay of 3 nights, though the rooms do have wooden floors, which are a joy and spotlessly clean and polished.
The service was friendly and the room was clean.
