The breakfast was delicious and enjoyable. We received very good service from the amiable and attentive staff.- Liked the Victorian-style building and beautifully presented and airy room with lovely complimentary toiletries.- The location seemed perfect and magnificent on a bus line.

The property is wonderful and immaculately clean, and offers freshly cooked breakfasts. The staff are responsive and the hotel is on a reasonably priced location very close to all the pubs and restaurants. The Newington district deserves your attention.

The hotel was amazing and exceptionally clean, its location was unbeatable on a bus line that took us to central Edinburgh, very good service. The breakfast was lovely, wonderful and we thoroughly enjoyed porridge, omelette and cheese.

Friendly hosts, clean rooms, daily replenished tea/coffee/water and biscuits, convenient location for walking or bus, close to Arthur's Seat for a great view.

It was a beautiful house located in a quiet neighborhood, very pleasant.

The room was huge! Very nicely decorated and furnished. Lovely house full stop. The staff were friendly....though don't check in too early. We had a semi-friendly slap on the wrist for turning up 1.5 hours early at 2:30pm (I should have read the small print). Breakfast was as good as it gets in either a b&b or 5 star Hotel. I have kept the b&b details and will definitely stay here again when next in Edinburgh.

The en-suite was a little too compact (it was tiny), given the size of the adjacent room, but not a major problem.

The restaurant here was great, they had a nice bar and I enjoyed tasty dishes. The bed was super comfy and the balcony had beautiful views of the garden. 🌿

Great hospitality from Tom & Hamish, ideal location for the City centre with buses that stop right outside. Lovely home cooked breakfasts, and luxury boutique style bedrooms. A very enjoyable stay, would definitely recommend this b&b to friends and family. We'll be back!

Great breakfast and comfortable room, easy access to transportation. The breakfast was delicious with a variety of foods and the room was comfortable which made our stay enjoyable. The convenient access to transportation meant we were able to easily explore the city during our city break.

Poor customer service and unhelpful staff. We were disappointed with the poor customer service provided by the staff. They were unhelpful and didn't make us feel welcome during our stay. It was overall a negative experience which may have affected our enjoyment of the city.
