          The second room we were given was really nice.

          The first rom we were given was terrible, no cold water in the bath room, a door off its hinges, the kettle not working.

          We have enjoyed our short staying in the hotel. It was good for us that the hotel has sauna, swimming pool, gym. The hotel situates in a good area of Edinburgh - there are many useful facilities round- sightseeings, restaurants, cafes, Tesco Express, pharmacy, cinema, shopping mall.

          There were small things though in the hotel which we've noticed - the staff was helpful but not very welcoming, broken door of the wardrobe, shaggy walls in fitness facilities.

          Everything was vwery clean and the leisure facilities good

          Breakfast was a shambles no orange juice had to wait 10 minutes for toast .On arrival they could find no refrence to our booking with you and were not sure if we could have a room .We were in the basement!!!

          The power shower, the good sized bed

          Room was cold and dark on arrival and a little disappointing after looking at the webite. The spa facilities were poor, the sauna temp was 40 almost chilly in there.

          Restaurant only offers an expensive set menu rather than a-la-carte choices, and as I did not feel like dining in the bar, I went to a nearby restaurant

          Location, facilities, people are nice, and rooms are tidy...all this for a good rate.

          Parking - we staying over a weekend so we were able to park on the street without cost. This would have been a problem if our stay was mid-week.

          Proximity to the city centre but tucked away so quiet at night.

          The room we were allocated was quite small with no specific place for a suitcase so we kept tripping over it and having to move it! The room was also extremely warm and we had to request a fan.

          The initial impressions on arrival were good.

          Hotel staff were very surly and unhelpful when handling a complaint regarding cleanliness and location of room. When we questioned the cost of the room, staff were condescending and we were made to feel that because we had only spent £175 per night !! (marathon weekend) 'what did we expect'.

          The staff were very polite and nothing was any trouble.

          We had booked the hotel for the Edinburgh Marathon so the hotel was understandably fully booked. There was a wedding reception being held there on the Saturday night (night before the marathon) and we had been put in a room at the front of the hotel on the first floor directly above the reception where they were playing an extremely loud disco. After lengthly discussions with the manager we were eventually moved to a different room for that evening but had to move back to our allocated room the following day. So on that note when booking I would recommend that you request a room on the back of the hotel (noise from cars on going over the cobbled road on front) and check that there isn't a reception being held during your stay.

          The hotel was welcoming and clean. Staff were helpful to any query or request. The leisure facilities were available for a long part of the day.

          I would personally have liked to see more choice on tv and radio channels. Very basic. Also cold water from the taps, not room temp.
