I read the negative reviews here and feel maybe they were over done.
First of all this is not the Hilton, the Marriott or one of the bigger hotel "chains". If thats what you want, don't go here. The room was very nice, my new Thai wife and I stayed in a deluxe room and we both liked it very much! The staff was helpful and ready to help if you had a need or question. Our room was right across from the pool area, room 2112, and I guess being low season there were only a few international guests there. The pool was immaculate and the water very clean. Housekeeping did a wonderful job and the linens used were freshly laundered. I liked the net that was draped over the bed too...nice effect. :-) They also have a laundry service that was excellent too.
The coffee shop and bakery were very nice and right on Bangla Road. If you do eat there, and sit close to the fence near the road, be advised you will be approached a million times by vendors selling all kinds of trinkets, oversized Zippos, animal skin wallets, etc... If you want to buy something, do so.. if not, just politely tell them no thank you. Its very easy... They also have a restaurant there but we did not eat there so I don't know how the food was. It looked good though. The Tiger Club is right across the street and its a great location to people watch.
At night Bangla Road comes to life and again, you are right in the middle of it. However, the noise from the street was not very noticeable in the room. Security was very alert to people coming onto the property and did ask me for my key to show we stayed there. So, as far as location, everything is in close proximity to the Hotel. If you like to party hard and do not want to have to go far back to your room, I would definitely say stay here for sure. As far as the adult entertainment, its there, people know it, so don't complain about it or don't go there. Anyone bringing a "guest" onto the property bothered no one and and were respectful.
As far as the shower, it had lots of pressure and although the warm water was intermitent, it was so humid anyway a cooler shower felt better. The bed was very comfortable. If you wanted to use the internet, the desk has cards you can buy for access and two areas you can use to access it. Starts at 100 baht for a half hour.
We stayed for three nights and I found using Hotels.com was the best way to secure a reservation. Make sure you write down or print out your confirmation number. I saved about $100.00 USD using this site instead of booking directly with the Hotel.
Two things to consider that were slight downs about the hotel. There is current construction going on behind the hotel rooms where we stayed, so if you want to sleep late you can kind of forget that right now. It is not the managements fault and I saw the concern in thier faces the day we left as the construction was underway that morning. Don't know what is being built, but it doesn't look like it is that far into it. The heavy equipment does shake the room. This started about 8:30 - 9:00.
If you want to reserve a room on short notice, the reservation system the Hotel has needs to be revamped. 24 hour notice of availability isn't suitable if you have limited travel time to make plans like I had for me and my wife before I return to work. It also makes it difficult to make flight arrangements. If the Hotel could show you on line what is available and on what dates, that would be a huge plus!
Quick note: DO NOT make transfer arrangements from the airport on line. It is much cheaper to get a taxi at the airport when you arrive. On line you will pay double of more for the ride and the car that took us was very clean and the driver very professional. You can get a business card to call a return service for the return ride. Cost was like 550 baht one way versus 1200 baht one way on line.
In summary, I would stay here again and would definitely recommend them to anyone. I would just tell people to request a room away from the constructionside right now. :-)

At first i was very wary because i had read some bad reviews on Baan Sukhothai, but when i arrived i was shocked... in a good way!!!
Located in the most perfect positiion in Patong Beach, my friend and i found baan sukothai to be friendly staffed, clean, well positioned, full of great other tourists, and willing to help at any chance. we booked all our tours through the reception, and when my friend became ill, the baan sukhothai staff had a doctor sent to our room, and reguraly called to check on her well being.
We stayed in a standard room, and it was exactly what we needed. we could not hear any noise at night, not a sound. It is about 2 mins from the beach, great restraurants, clubs, shopping etc.
The thing we loved most about the Baan Sukhothai was the traditonal thai-style architecture. You can stay in a modern, 5 star style resort anywhere, but dont you want the real thai experience? we did!!! and loved it!

This hotel is in a great position....and that is the last good thing I will say about it.....the hotel is tired and old and everything is shabby....breakfast is on an open terrace abutting the main road and very poor quality....we started going to the beachfront for an American breakfast for $3 a head which was far better than tghe one we had paid for. The reception staff spoke no English which made everything really difficult....we had a Waterhouse with spa ( top of the range)...great...we had no hot water....after miming "no hot water" we had a plumber work all day....when he left we had luke warm water for the rest of our stay ( no spa of course) Service was appalling...cats entered rooms if you left the door open ( the staff fed and petted them) and so did squillions of mosquitos as the canals that the waterhouses were sited on were a positive breeding ground. This was not a good experience and the first visit to Thailand ( we have been there seven times) that we have come home feeling really tee-ed off instead of relaxed and happy.....Get your act into gear and do some maintenance....and employ someone who can speak English and make small problems stay small instead of irritating everyone.

We are a middle aged couple but young at heart. Our stay was from 18th to 25th Oct. We stayed in a Water House Cottage. We found the accomodation, food and the friendliness of all the staff to be A1. Some may say that the furnishing are a tad date and some are but it is in keeping with the Thai flavour. Being on Bangla Road and it's proximity to Patong Beach is a major plus. Bangla Road comes to life at 6pm when the road is closed to traffic which gives it a carnival atmosphere every night. We had no problem with noise from the bars/nightclubs. By day you relax in the tranquility of the resort and by night you party in Bangla Road. The weather was quite mild and we only had two days of heavy rain. It started around 3pm and by 6pm it had rained itself out. Hubby had a massage at the Spa and said it was won of the best massages that he's had and was definitely value for money. If we return to Phuket, Baan Sukhothai would be our resort of preference. Try it I'm sure you love it as much as we did.
