After wandering around through the maze of Venice, we found San Zulian-- we should have taken a water taxi, because they're easy to find by canal but when you're trying to save money...
A very nice, clean hotel, with breakfast available in your room for no extra charge (at least when I was there). A great bathroom, very large with a shower head that could drill you through a wall! The hotel is 2 blocks from San Marco, sharing a small square with the chapel that serves as a coat and baggage storage for the basilica. Our one complaint was a lack of good restaurants nearby, but Venice is so small, nothing is far away. The desk staff were great, and gave us good suggestions (non-touristy) regarding meals. Since it's so close to San Marco, the alleys around are very loud and crowded, but as such seemed very safe. We heard a minimum of street noise after 10pm, the bed was comfortable, the A/C in good order. A very nice small hotel!

The owner of this hotel is not fit to run a bath! Small hotel run by about 4 people (Fawlty Towers comes to mind) At 6pm one evening I asked for some hot water to fill a glasss and was told "NO! the bar is closed, it is not possible". "This is hot water we are talking about and you are a hotel"? "Yes but only a 3 star hotel said the owner".
Remaining calm and relaxed I explained "1,2 or 3 stars hot water should not be a problem"? The owner, a very obnoxious man who kept reminding me that he owned the hotel was rude, slammed his hand down on the bar and then proceeded to offer me outside his hotel for "fight" just because I insisted for a second time of asking.
I never met a more fould mouthed person in my life and when I walked away, slammed the door behind me swearing and cursing at me
Stay here at your peril! This ia a 'laughable effort of a hotel!!!!!!!!!!

Hotel is located in between the Piazza San Marco and the Rialto Bridge. Great location, though it is a bit difficult to find as there are no real good maps of Venice's tiny alleyways.
Hotel was nice, small, but well-kept. The room had a lovely view of all Venice's house tops - which I actually loved. Although the breakfast room downstairs is small, they bring room service for those guests who don't want to deal with the cramped quarters. Room Service was very prompt and was a substantial continental breakfast.
The reception of the hotel was a bit rude - eg. I called to advise them I was a bit lost and they were not very helpful and did not provide me any tips whatsoever. They had a very hands off approach.

Ideally located close to St Marks Square and within an easy walk of all the major sites this hotel was great as a base for a long weekend. Our room was in an annexe round the corner which was a bit dodgy in the dark but once inside was pleasant enough. A small window with no view to speak of but we only spent a small amount of time there so it wwasn't a problem. Breakfast was in the little resteraunt and was plentiful, we found the staff helpful and overall for the price we paid had no complaints.
