Stayed there last month. The only positive thing I experienced about this hotel is its location. It's a 5 minute walk from Central Pattaya road and about 15 minutes from the Beach Road. So it's convenient to both North and South Pattaya.
I got a room about 24 sq. mt. size on a high floor, view was ok...however, the lighting in the room and the bathroom was horrible, trying to shave was a nightmare...the shower had the lousiest water pressure I had seen in a very long time, called housekeeping and a helpful attendant actually fixed it...the mirrors in the bathroom and the room were deformed(!)....closet space was enough for 1 person...getting a taxi after checkout to the bus station was an adventure, the staff is unable or unwilling to call a taxi, so I ended up negotiating a fare with a driver across the street...and lastly, if you bring a guest to your room, they charge 600 BHT extra(!), in one word, absurd.

This is my second time at the all seasons (both times I stayed for a week).
1)Location - very central as one reviewer as already stated and approx a 10 minute walk to the beach. Re the walk down the alleyway - it is approx 150 meters which takes approx 2-3 minutes so no exactly the biggest issue in the wolrd
2)Service - always helpful and friendly (if a little slow sometimes)
3)Food - not great but there are so many restaurants close by given the great location so this is not an issue
4)Pool area - very nice given that this is a 3 star hotel. Has never been busy when I was there and they have a nice bar with helpful service
5)Rooms - given that both times I've stayed there and paid approx EUR 20 per nite they are excellent. Firstly the size is good (approx 35M). The furnishing style with wood floors and cream walls is contemporary. The airconditioning functions well and the bathroom is perfectly adequate. The TV offers a good selection of satellite channels with good sports coverage and a movie channel

New renovation but the room was dark and celling was stain, view was horrible too when opened the curtain. And then water from shower.....was so thinnn (dribbling) even i tried to turn both hot & cold water taps to the maximum ! I requested for changing room but was turned down, and a plumber was sent (i didnt think he's a plumber, as i noticed he did exactly what i did before ! and didnt bring along tools with him). i finally complained to the manager direct and after lots of hassles then they finally decided to change to another room ! This is ridiculous.
I wont stay in this hotel anymore.

nice hotel with new fittings and a great pool. just dont eat there as breakfast is pathetic and for dinner they served frozen vegetables....still frozen. we found some staff to be a little unfriendly but others were great. the hotel is a little far from the main road with you having to walk down alleyways to get there.

The All Seasons was a pretty good hotel with a great staff, shower, and pool! If you want to stay at a location between north and south pattaya, this is a good hotel that is not tainted by the lady bars that is Pattaya.

The Good:
- Staff was extremely friendly and helpful
- Fantastic Pool! You could spend the afternoon here if you don't feel like the beach.
- Shower. One of the best hotel showers we've had throughout our travels in Thailand. Nice and hot with great pressure.
The Not-So-Good:
- Some details of the hotel interior and exterior can use some updating and renovating.
- Location can be bad if you want to be in the thick of the nightlife. Though, it's only a couple blocks away.
