This is a hard review to write because I want to be fair. Our two nights in Venice were the last two nights of a two week trip to Italy. I knew this hotel was going to be hard to find so I printed out directions and even brought my GPS along with me just to be sure. The hotel's web site says it's "just a 5 minute walk from the boat stop."
The area where this hotel is located is one of Venice's many islands and there are only 3 ways to get to the plaza where you can approach the hotel. We went right instead of left at the very first place where you have a choice and spent the next hour about 1 block away from the hotel, but going all the way around the circle to approach it from the other side.
My GPS was worthless. It only picked up signals while on bridges and away from buildings. I finally went into a shop and bought a 4 Euro city map. Using this we made it there in about 20 minutes. We were two groups and while I wore a backpack, the other group struggled with suitcases going up and down bridges and down tight streets.
Even when we got to the plaza I couldn't find the hotel. Shops just down the block had never heard of the hotel. One nice guy even called the hotel for me and no one answered. I finally went from restaurant to restaurant until I found the one 20 meters from the hotel.
When I got to the hotel the outer gate was locked and I just went down the row of buzzers on the wall until someone buzzed me through the gate. I am sure the neighbors were not happy.
When we finally got to our room, my wife noticed that there were wisps of spider webs along the ceiling. Since she is deathly afraid of spiders she ALWAYS notices these things. It took me 10 seconds to wipe them away and I was sure that this place was going to be miserably bad.
However, from that point on we really enjoyed the hotel. It really was clean and nice. We used two rooms so I got to see a triple and a double. The double was typical for Europe at this price range. Not huge, but plenty big enough for 2 people with 2 bags. The triple was huge, and even had a tub.
The rooms were brightly decorated with great beds and pillows. They put a lot of effort into the rooms and it showed. Breakfast was average, but we had no complaints.
Once you knew the route, you could make it to the Grand Canal in 5-10 minutes. We made it to ST Marks Plaza in 20 minutes walking. And it really was fun staying in the town and getting to see areas where the the only tourists you see are either hopelessly lost, or the ones staying at smaller hotels, or the real die hards going to every site in town.
When I got home and checked my email I discovered that the hotel had emailed me a great map to the hotel that would have saved us an amazing amount of walking that first day. But no hotel we stayed at in 2 weeks ever had an internet spot. A few had wireless access in the rooms, but none of us wanted to drap along a laptop.
So my biggest complaint, that it is hard to find, was something that the hotel had tried to head off. So my advice is to contact the hotel directly and ask for this map, buy a really good map the second you hit town-before you even board a water bus, and go during daylight.
I would stay here again, but would also be willing to hunt for other deals because it was E160 per night for a triple and that felt expensive for what we got. Which is normal for Venice and cheaper than many other places. So I was satisfied, but not overjoyed.

The Acca Hotel was of excellent value for the price we paid. It is located in the middle of San Polo down a a small street off the campo. Not too hard to find, and once we did we loved how secluded and quiet it was. Just a short walk to restaurants and about 10 mins to San Marco. The room we stayed in was large and beautifully appointed with heavy drapes and dark furniture. The bathroom was clean. Breakfast with warm croissants and fresh cappuccino was delicious. The owner made a reservation for a us at a restaurant and was very nice. Overall, I would recommend this hotel to anyone going to Venice who does not want to spend a lot of money to stay in the "touristy" part of the city. We really felt like we were able to experience a little bit of the real Venice by staying here.

It was our first time in Venice. The hotel is a little be hard to find, but it?s ok.....a peaceful place when you can feel the spirit of the city. The bedroom is confortable, and the Staff was perfect!! The atractions is not so far...and there is one restaurant near very nice!!

Diese zentrale und sehr ruhige Unterkunft, in einer kleinen Seitenstrasse vom Campo San Polo gelegen (auf dem es eine sehr nette Birraria für die abendliche Pasta oder Pizza und Rotwein für einen guten Preis gibt.), ist schon fast ein Geheimtipp. Die Zimmer sind geräumig und scheinen frisch renoviert, das Bad ist sehr nett eingerichtet (wir hatten u.a. eine Blubberbadewanne). Das Personal ist sehr nett und vielsprachig, das kleine Frühstück mit frischem Kaffee durchaus ausreichend. Der Weg zur Rialtobrücke und Piazzale Roma ist kurz und zum Vaporetto noch viel kürzer. Warum das Hotel nur einen * hat, ist mir gerade hier in Venedig ein Rätsel. Alles ist sehr sauber... für Venedig eine super Wahl. Etwas ungewöhnlich ist, dass man die Zimmer nur bar bezahlen kann, selbst wenn sie über Kreditkarte vorgebucht wurden.
