The best stuff first: the room was spacious and the bed was comfortable. Beyond that, there's not a thing to recommend the place. Check-in took almost half an hour because of untrained, unprofessional kids at the desk. None of the staff seemed motivated to provide any kind of service and service definitely did not seem to be a part of the hotel's culture.
Public areas are dirty - I saw the same pieces of trash in the floor for three days - and the rooms are barely better. Very dated, worn and mildewed bath fixtures.
As other reviewers have noted, the hotel is in a very seedy part of town, and the crowd hanging out at the 7-Eleven next door spills into the hotel parking lot.
No restaurant on site, and the "continental breakfast" is laughable - prepackaged bagels, cold cereal, and brown bananas just don't get it. There are restaurants nearby, but even at a block's distance, I think I'd drive it at night.
There are far too many other places to stay in Fresno - avoid this one.

This is an okay place to stay. Not great, but not bad. Beds are comfortable. Bathrooms are okay. Room was quiet. Air conditioning worked great (which is important in Fresno in August).
There is no restaurant (or room service), but there is a Marie Callendar's (and other restaurants, fast food) right next door.
I've stayed here several times and I've never had a problem or any complaints.

My mom and I stayed here because we had tickets for the Josh Groban concert at the SaveMart Center on April 4, 2007.
Ugh. We were on the bottom floor of one of the buildings, and our "view" was the parking lot and the backs of the Black Angus restaurant and Marie Callendar's (both within walking distance, though, if that's a plus for you...also 7-11 is right there...)
This place is like a converted motel. Just barely tolerable. Also, although we supposedly had a non-smoking room, it reeked of cigarettes but they supposedly did not have any other rooms available for us...
The small, dim, bathroom was not clean enough for our comfort level. We did not use the shower due to this. The sheets on both beds were thin, worn and torn. Really poor quality. I guess you get what you pay for. This is FRESNO and the room was $99 so I guess you need really low expectations to be satisfied here.
Because our room's windows faced the parking lot we got a lot of noise.
My main complaint though: the SAFETY factor was chilling. There is a main door to the lobby of the building where our room was located that is supposed to be used only by patrons with room keys. However, people were waiting by the door every time I went in or out, waiting for someone with a key to open the door so they could get in. I was NOT comfortable with this situation. The dark parking lot made it seem as though anyone could enter this building easily...day or night.
I would NEVER let my mother stay here alone. Also, the staff were unhelpful (except on checkout we got a knowledgeable staff member who was decent) and couldn't be bothered with us at check in (long line, four people at the front desk talking amongst themselves, ignoring all of us). They couldn't find our reservations at first (though they did manage after about 15 minutes of playing with the computer) nor could they find the reservations for the people in front of us, nor the next in line. What does that say?
UNIMPRESSED.

Perfect for the Save Mart Center

We chose the Piccadilly Inn due to its proximity to the Save Mart Center.
The front desk clerk was very friendly and efficient, and checked us in long before the 3pm arrival time.
The room was very large and comfortable. All rooms have internal front doors, and a key card is required to access the building except via the lobby.
The location is perfect for the university and the Save Mart Center. I would recommend this hotel to parents visiting students. The campus is around a 20 minute walk away and the neighbourhood is safe. We were there when school was out, so it may be different during semester time.
The breakfast was well-stocked. It was the usual continental fare, with bagels, cereals, pastries and coffee and juice. Free copies of USA Today are available to guests.

Traveling alone, I did not feel safe or comfortable at this motel. The lobby is not connected with rooms and one has to walk outside in the dark parking lot in order to get to the rooms. The attendant called out my room number so that all standing in the lobby could hear.
