I stayed at a 2-bedroom for 3 nights and was generally satisfied.
The dollar value was good - was quite spacious, kitchen and bathroom were clean. interior was modern and pleasant. Location was also good - safely away from the Hindley street but close enough to get to city center and take a stroll along the river.
Despite request for a room with a view, my room was facing east- only things visible was the other Oaks apartment and the roof of a parking lot and the fan noise from the buildings were quite of a nuisance. The sunset that I saw on the street was spectacular and I reckon rooms on the west side will give you the sunset view as there is no tall buildings in that direction and there is a church which will add enjoyment to your eyes.
The hotel did not have any particular problem or issues but the hotel staff had been thoroughly unfriendly and seemed unhappy.
One example is when I asked whether I can have more hanger as there were 6 of us and the receptionist flatly said "All you can get is already inside the closet." What's wrong with adding "I'm sorry, but..." or "I'm afraid..."? When checking in and out and when asked questions, none of the staff at the reception put any resemblence of a smile. A little smile and friendly gesture could have made me love this place but angry looking staff made me feel uncomfortable throughout my stay.
If you think lack of willingness and friendliness do not matter at all, this is the best place as it has good facilities, good location, above-average cleaness. As for me, I would consider other places when I visit Adelaide.

The Embassy Oaks in Adelaide is a comfortable, well-located hotel with well-stocked suite accomodation and pleasant staff.

This is a serviced apartment building, used for short stays. When space is available they rent out apartment for good rates via the various on-line travel agencies.
The apartment I got was very spacious, with a big living room / kitchen , a separate bed room and a normally sized bathroom (with a shower, no tub ). The kitchen has an oven and a dishwashing machine. There is also a washing machine and dryer for your clothes.
The advertised broadband connection is available, but at a surcharge and with a rather limited download cap. If I would be there for a couple of days and was in need of an Internet connection, I would be rather disappointed.
The building features a fitness room with extended opening hours.
Checking in and checking out is easy and fast. Reception employees could be a bit more friendly, but in the end they get the job done in time and that is what primarily counts. Otherwise, I would choose a 5 star hotel with 5 star rates…
Next time I need to be in Adelaide, this will be my primary choice for staying.

Be very careful We stayed in a 2 bedroom apartment . When staying I found the staff less than helpful. The couch in the apartment was ripped, The bed in one of the rooms was broken and we had to fix it ourselves due to the staff not seeming to care.

We booked via a well known Airline's website seven days accommodation at the Oaks Embassy in Adelaide. It's proximity to the city centre and public transport network cannot be faulted at all but unfortunately the cleanliness (or lack of it !!!) at this facility cannot go uncommented. Upon arriving at the Oaks Embassy and arrivng at our room the very first thing we noticed was a rather unclean bathroom complete with mould on the white tiles (never construct a place using white tiles would be my advice !!) and tiles missing from the shower that exposed hidden insulation with some rotting behind these tiles. This would not be tolerated by some guests, but the kitchen and balance of the apartment did look cleaner. We soon discovered that the TV was not also working properly. We let this slide on day one as you could just make out a picture and some channels were better than others. Day two dawned and I switched the TV on for my morning news fix, nothing now working other than static on any channels in the main lounge area. Upon heading out for the day I reported the TV problem and my partner commented on the bathroom state to the front desk which would quote "be taken care of". We returned later that day to find no improvement in the bathroom state and still no TV reception.
This time back to the front desk where after a few minutes we were offered the option to change rooms (by a much friendlier and helpful front desk clerk) who within five minutes visited our room fixed our problem and relocated us without much fuss on the same level with minimal moving involved. Second room was much nicer still a couple of unknown stains on the carpet but a 100 percent improvement on the first room.
Location is great, a mere 5 mintue walk from Rundle Mall and only a couple of minutes from the convention centre, railway station and Sky City casino. Some nice eateries and restaurants within easy walking distance to suit everyones taste and budget. All units have kitchen facilities and there are a couple of supermarkets close by if eating in is your thing.
If we return to Adelaide in the future I think I would look at other options before using the Oaks Embassy again. The Oaks group have at least three other properties in the Adelaide area and the above review does not take into account any of these. In fact two of the properties at the beachside suburb of Glenelg look very nice..!!!
