Arrived to check in and was told "Sorry, but the price is $100 per night not $69 like you were told when you placed your reservation. There is a convention in town this weekend so our rates went up." The poker game in the room below went late into the night with the smoke and noice drifting into our A/C unit. The shower curtain wasn't long enough to touch the tub so the floor was at the mercy of the person in the shower. The spa was greenish brown but workman were on sight the next day to try to repair that problem. We checked out in the morning and moved to Country Inn & Suites. For $5 more per night we had a super experience. Unfortunately, we received a bill for two additional nights at University Inn. Called to inquire why we were billed for two more nights after we checked out but have heard nothing. Called American Express to place the amount in dispute. Not the best experience. Two stars would be generous.

I think this is the forth time I've stayed here over the past 3 years. I have never had a problem. I did have a room changed because the no smoking room smelled like smoke. No problems switching rooms. Nice small continental breakfast. Enough to get you going. Staff is friendly and courtious. Will be there again.

Well, I don't see why people wrote bad stuff about this hotel. Whenever I come to Fresno, I know this is the place to be.
Friendly staff, clean rooms, and price is cheap. They have a security guard all night and starbucks next door. The continental has gotten better... bagels, toast, muffings, cereal... this is the most coomplete continental breakfast I've seen. The only bad part is they don't have fruit.
Definately recommend this place. Compared to Picadilly which charges $30 - $40 more.

Stayed there in May 2007 and had a coupon for $42.99 (Travelers guide in Denny's), it was "ok" on a scale of 1 to 10 I would say it was a 5, I stayed there this month (Augusat 2007) and the place is worse! first they wouldn't honor their OWN COUPON "those rooms are taken" what ? nowhere on it did it say "subject to change" or "certain rooms or ANYTHING.... the lady stated that since parents were coming to visit their kids going to Fresno State that they could just get more from someone else without a coupon, sounds illegal to me. Drug addicts roam the parking lot all hours of the night and the front desk doesn't care. There was what seemed to be 4 frat houses partying in the parking lot and car stereos blasting throughout the night.
the ONLY plus about this place is there is a starbucks next door, thats it. Their continental breakfast was bagels and juice, the bagels were probably 2 day old charity donations or worse, scrounged from the trash - bring your metal teeth cause these babys are made of wood.
would never ever recommend this place, even to lucifer himself.

If you are just looking for a decent place to sleep for not a lot of money, this is it. It is right on Shaw, so lots of stuff nearby (and a Starbucks practically in the parking lot!). The rooms are clean and the continental breakfast is good. We have family in Fresno and when we visit we always stay at the University Inn, mainly because they allow us to have our two small dogs with us. They don't charge a deposit for pets. Everyone working there is very nice and they have a security guard on site at night.
We tried Red Roof Inn in Fresno because they also take pets, but it was pretty dumpy and seemed to have a lot of permanent people living there.
As long as University Inn keeps allowing pets, we'll keep staying there.
