I booked this hotel through travelocity as a good buy and I think it was, but it definitely had a few quirks. Positives- I liked the location; its a short walking distance from the main rail station so it is easy to get around. Also very clean and tidy; pillows were comfortable; staffing was very polite and helpful. The quirks- this appears to be one of the hotels in which rooms vary greatly so I can only speak of my room which was basically an attic room on the top (5th) floor. The elevator goes to the 4th floor and then you climb to the 5th- front desk assisted with luggage so that was okay. The room was not air conditioned - but tolerable despite July season. Traffic noise could be clearly heard - but Munich is a noisy city- I had the same problem whenn I was at another hotel in a different part of the city. The bathroom was very large, but the facilities within the bathroom (e.g., the shower) was very small- can't figure out why-could be tight for a average size man and definitely tight for large or broad shouldered people. Telephone and TV did not work, but they were willing to move me to another room. Since I was only there for 2 nights, I did not bother but the biggest inconvenience was no clock. Fortunately, I had my cell phone and could set the alarm, but they really should invest in alarm clocks. Altogether, a good value, but be aware of the quirks.

Checked in early by helpful elderly gent on reception who explained everything you could want and more - maps, excursion, where things were, etc. Room good size overlooking courtyard. Although some noise pre and post show in adjacent theatre, it would only cause a problem to someone who went to bed at a very early hour. We left the window open all night and weren't disturbed. Reasonable breakfast, replenished regularly (as it had to be when you had a large party of Italians intent on using the buffet for the rest of the day's food - 3 ham, cheese and tomato rolls each went in each bag!). Fresh towels daily, safe in wardrobe. Equidistant from train station and Karlsplatz tube so good for airport connections. Walking distance to old town and musems. Aldi supermarket opposite and MacDonalds for a cup of tea/coffee to take back to your room. No left luggage but bags are by reception desk - which is manned constantly. Would use again

The hotel is perfectly located - about 5 minutes walk from the main station and about 15 minutes from Marienplatz, although you would have to walk past Augustiner Grobstatte en route, which you might not want to do as, for my money it's the best beer hall in Munich!
Rooms were good and clean, although the central location means that front rooms are quite noisy.
A word of criticism about breakfast - when booking, the email from the hotel advised an "American-style all you can eat breakfast buffet". In reality this consists of the standard cold meats, cheese, bread, fruit etc continental brekkie plus pretty solid scrambled egg and nice crispy bacon. Problem was when the bacon ran out, which it usually did by about 8.30 (breakfast ran until 10), that was it, no more despite requests. In fact one day there wasn't any bacon from the outset. If this had been a breakfast buffet in America, there would have been a riot, and what was on offer would have been better described as an all you can find buffet!
The hotel also offers a 2 for 1 meal plus free drink in the bar, but the guy running the restaurant claimed to know nothing of this, but when showed the email did honour the 2 for 1, although the free drink wasn't forthcoming. Bizarrely, you are not able to book meals or drinks to your room, as the hotel and restaurant seem to operate completely separately. I should say however, that the Italian style food was very good indeed,and they serve the most delicious pear schnapps in town.
Overall, the Deutsches Theater is pretty good value for it's central location.
