The room and furnishings were gorgeous and decorated with the flair of Venice. The bath was beautiful and new. Everyone who worked there was congenial and helpful. We'd stay again in a heartbeat.

I have to be honest. This hotel gets great reviews and our expectations were very high. Finding the hotel was very easy. Get off at the San Stae stop, walk to the right of the church, and down the alley where there is a sign for the hotel where you ring the buzzer and get let in. We had room number 3, right next to the breakfast prep area (more on this in a minute). The room was nice. I didn’t find it worthy of praise. It was large, nice bathroom, fridge with mini bar. It was very clean and the bed was comfy.
Now, I’d say that maybe you should ask not to have room #3 if you plan on sleeping much past 7am. We were awaken by the staff coming in and preparing breakfast, making cappuccino, dishes clashing, ect each morning. Not too much of an issue because we got up early to go sightseeing, but maybe a little earlier than we’d have wanted.
The breakfast was ok. It was served outside on the patio. In our travels I found breakfast better at caf?’s with the locals. This was our last stop on a 14 day trip that started in Naples. I’d say that it was average compared to the other hotels and B&Bs we stayed at. The rate was great compared to the other properties we looked at booking in Venice, so I guess therein lies the heart of the review. Great rate, easy to find, good location.

All the positive reviews are absolutely true!
Travelled with husband and two sons (aged 3 and 6 years old). Very close to main train station vaporetto stop (water bus stop), which was very convenient as we looked forward to get to the hotel asap after a 5 hour train ride from Rome.
When we arrived at our stop: San Stae (Stae pronounced as star without the 'r'), it was literally a hop, skip and jump from the water bus stop. Off the ramp and less than 100m straight ahead. Because we read previous reviews, we did not miss the left turn into the tiny 3 feet wide street. We did however miss the door entrance to our right and nearly ended up in the water at the end of the street.
We were warmly greeted by Donatello at the reception area. And after registering, he personally brought us to our room in the annex building, about 30 meters away, but still conveniently located, if not more than the main building because you did not have to turn into the tiny street.
And yes, you need bags with wheels when travelling Venice (or anywhere else where alot of walking is required) and you need to be able to manage your bag and not depend on others help.
Our room was gorgeous. It fit us four comfortably; and we had our queen bed, whilst the boys had a single bed and a sofa converted to a single bed (very comfortable). The bathroom was spotlessly clean with a nice handheld rain shower (which my son dubbed the "frying pan shower") and good towels. Shower was decently sized compared to some other Italian ones we had.
Our room no. was 24, which had a lovely view of a garden courtyard. It was on the first floor up two flights of stairs. We had lots of baggage but it was still manageable. Unless you're totally unfit, find a hotel with a lift, if not, this is worth climbing up stairs for.
Having two young children, we were paranoid about the noise they were making due to the generally thin walls (common in Italy). But we didn't hear our neighbours and prayed that they didn't hear our kids! The rooms each had a light indicator above the room door outside the room, which we could tell who was in their rooms or not, so that enabled us to manage our kids noise levels better.
Breakfast in the little courtyard was charming. Apricot jam croissants were delicious. Hot drinks freshly brewed, generous portions of fruit and juice. Children had their fair share of Coco Pops and other Kellogg's cereals.
The local neighbourhood, San Stae, was perfect for our little family. The restaurants around the courtyard (and just beyond by the waters - next to the church) was great and accomodating to families. No problem for children to share a main dish. We had the opportunity to see the local children play ball, games, etc. which was entertaining for our own kids. None of the business of Piazza San Marco. In fact we looked forward to getting back to the neighbourhood at the end of every evening.
Would definitely recommend to everyone and would definitely return. Just keep in mind that the space in and around the hotel common area is small but the room is big for Italian standards.

Excellent hotel in a good location at the San Stae river stop.
We are a family of four with children aged 17 and 14. We stayed in the annex which was beautifully decorated, very comfortable and spotless.
Sandro and Walter were wonderful and very helpful with all our requests.
I would highly recommend this hotel to anyone looking for accomodation in Venice. Excellent value for money.
