We expected more. The lobby and the grounds look great from the outside, but wait till you go inside.
We were told that check in was at 3pm. We get there at 4:30 to find our room not ready. So we waited about 30 min. more. We were told the room was cleaned and ready for us. As we get into the room we find the room not very clean at all. There are still crumbs on the chair from the last party. My wife went to shower after a long day on the beach to find no towels in the bathroom. The toilet seat was just about to fall off.
As I went to get the bags out of the car, two young ladies were carrying in cases of beer in the back door. The noise that night was something that I will leave to your imagination.
If you are looking for someplace to stay with your family, THIS IS NOT THE PLACE!

Expected WAY more for $250 per night. Reserved a crib, and were promised one, so we left our pack-n-play at home. But the only extra we found upon arrival was two bags of stinky, fly-ridden trash in front of our door, apparently forgotten by the chambermaid. So we told the front desk...she apologized and said she'd look into it and contact us. No call, no crib, so we called again later that night, and despite the same assurances, we again received no call and no crib. Our 9-week-old had to sleep in our bed. Thankfully, she didn't suffocate or fall from the bed. So we called again the next morning, and received the same boilerplate reply. We pointed out that they failed to follow up twice, and asked that they do so this time so that we could make other arrangements if they couldn't supply us with a crib as promised. Astonishingly, no call, no crib. I went to the bar, and was finally able to pry the bartender from her conversation and order an amstel draft. "Nice try...we're out. Try again." was her exact reply. She was probably just trying to be cute, but I was in no mood. The burgers were great though. The internet kept kicking us off, and we called about that. The maintenance guy was to look into it once he arrived at work...you guessed it...no call, no internet. As for the rooms, very average...they have nothing on Best Western. Cleanliness-two suspended ceiling tiles had water stains right above the bed...kind of pathetic considering the tiles cost about $5 a piece, or less in bulk. The toilet was crooked, and had a mismatched seat. The shower curtain was too long, and stayed stuck to the tub floor and never dried there, likely contributing to the musty smell in the bathroom. Our room was near the kitchen to the outside restaurant, and you could see the grease tracked from the kitchen 20 feet onto the wooden walkway, deep into the wood. It was slippery, stinky and just overall nasty. The doors between rooms are also very cheap...we listened to a woman next door laughing hysterically from 10 pm to 11 pm with a laugh that would make the wicked witch of the west cringe, and a divorce lawyer salivate. Then we were treated with the sounds of her having sex until midnight (wonder what she was laughing at just prior?). Anyway, have your fun, but it sounded like she was right under our bed. They should take our one-night rate and buy a reasonably sound-proof door. Then the chambermaid didn't replenish the cream for our coffee...but I tracked some down after getting dressed. Overall, a couple big faux pas, aggravated by a number of small failures made for a big disappointment. Then I took them up on their offer of filling out the survey (once I tracked down a pen at the bar) in the room, and their instructions to call the manager about any sub-par experiences. Apparently, that is in truth an invitation to argue with them and their opportunity to convince you how unreasonable and misguided your discontent is. "Cribs are not guaranteed." That was the first we heard of that (after four inquiries and four unrequited promises to supply one), or we would have brought our pack-n-play. They knocked $50 off of our $500 tab for two nights, a rebate of 10%, which would have been great if they met close to 90% of our expectations. They didn't. Don't let the proximity to the ferry fool you, you can do better at half the price within a half-mile.

This hotel was great. It was beautiful outside and the room was very spacious. I was actually surprised how nice it was after reading the other reviews on this website. My boyfriend and I thought it was a great deal---perfect location and perfect, comfortable beds. The room was very clean. Perhaps the only complaint was that some TV stations came in not so clear, but otherwise, we'd definitely stay here again. The other reviewers were obviously staying at a different hotel.

I just returned from the Hyannis Harbor Hotel on July 2, 2008. I'm not sure what all the complaining from other guests is about because we had a wonderful stay. We had 2 rooms, one occupied by my sister and brother-in-law and the other by me, my husband and 2 pre-teen girls.
Both of our rooms were spacious and clean. No stains, no holes. Very comfortable beds. While our rooms were supposed to be harborview, my room was semi and my sisters was no view at all. We mentioned this to the girl at the front desk and she said that we would not be charged for harborview, and we were not. We didn't think it was a big deal because we didn't plan on spending much time in our room. We found the staff to be very friendly. From the front desk, to the housekeepers, to the bartenders. We didn't meet one single person that was rude or unfriendly.
The hotel had a great common area to meet other people. From the Thirsty Tuna restaurant/bar to the Firepit, we met people from all over and had a great time!

This place should be shut down! As stated in other reviews, do not be fooled by the lobby! The rooms are so disgusting from dirty rugs, dirty bathrooms and beds that are so gross. I found fingernail clippings in the bed!!!
The staff was terrible. There was no manager on duty and I had to fight with a manager (who was at home) for about a half hour to get a refund for the disgusting rooms.
DO NOT STAY HERE!!
