We stayed in a 5 bed, 3 bath home with pool and jacuzzi and had a wonderful time. the house itself was perfect and the estate immaculate. it is a 20 minute drive from disney and 30 minutes from Universal Studios. The great thing is that there is a Publix Supermarket and Applebees' Restaurant in walking distance, so the driver can get to have a few beers with his/her meal and walk home.
The only warning i would give you is that when i asked to use the Regal Palms Resort facilities i was told we hadn't booked with them (the booking was made by our travel agent with Canamerican Holidays) so no, we couldn't use them, and they weren't even very nice about it!
But that didn't detract from a fabulous holiday, i would definitely recommend Highlands Reserve Villas, and we are thinking of returning there when we can.

I left clothes in bottom drawer of master bedroom and called an hour after check out to arrange payment to have personal clothes shipped. After calling four times that day no one bothered to call back. By Thursday still no response by was given an email address of cleaning company easylifeservices.com to email but no contact number was provided. Still trying to get clothes back but no manager bothered to contact me and no one at resort bothered to contact me. No customer services but Holly manager is supposed to call back which is now Thursday night. They got paid but follow up service is terrible.

Having holidayed in Florida many times, this was the worst accomodation we have stayed in. We were already very nervous because of the bad reviews we had discovered since booking our holiday, but we just hoped and prayed that our experience would be better. However...
On arriving at the property we discovered stained carpets, chipped furniture, dirty and broken drawers, a broken ironing board, very few cooking utensils for self catering, crumpled and ill fitting bedding - made me wonder whether it had been changed from the previous tenants - two LOCKED safes, hairs in bathrooms etc. When we used the dishwasher, it leaked all over the kitchen floor. The ironing board was replaced quickly after reporting it but it took three calls to get someone to come out to unlock the safes. When he came he could only unlock one because he didn't 'have the booklet' with him!
The pool area was wonderful with the lazy river and slide but then it was spoilt with the constant flow of visitors being shown round - time share???
We thought there would be security on site, but the gates were never shut, the barriers hardly down, the pool gate always unlocked and we were woken at 3.15 one night by shouting and a car/motorbike revving up incessantly.
This was not the kind of property or neighbourhood that we thought we were booking and yet we still paid dearly for it.
Last year we stayed less than a mile away at Bahama Bay Resort - we were under the impression that Regal Palms was on par but sadly not!!

I have just returned from the Regal Palms, staying July 18-20th. We had a 4 bedroom townhouse (as there was 8 people staying). The first thing i came across was the unorganized caos that was called Check In. We did not get to the resort until 8pm, and did not get checked in until 8:45or so. I was 3rd in line, and it seams the staff just does not know how to handel guests requests.
When i finally did get to the counter, my check in took a whole 3mins. Mabye it was that I spoke english, i dont know, but it was simple, hi im here, this is my name, here in my cc card for the $100 security deposit. Handed me the keys and i left.
When we walked into the room, (BTW if you have more then 2 cars, your up a creek on parking), the first thing we all noticed was the big black stains all over the capet. If your playing an additional $50.00 for cleaning, they might try a rug cleaner/vacume combo unit!
The beds are horrible, the blinds were all broken, and the ac is set to 72degrees. Not a big deal but their is no air circulation in the unit, INVEST IN CELING FANS!
We decided to try out the pool the 2nd day we were there to cool off after a day in the theme parks before we went to see Dark Knight in IMAX (the whole reason for the trip). That was a mistake beyond any mistake! There were hundreds of kids running arround unsupervised. Jumping ontop of people, pushing you out of the way and so fort, their are signs all over saying children must be supervised but it looks like parents just sent their children to the pool on their own.
We attempted to use the waterslide, mistake, their is no hotel supervision on it and people were just diving down. I was accually kicked on my way down becasue another Adult decided to jump down right after i started down the slide. I swallowed my toung and just said excuse me, your supposed to wait till im clear before u go, He pulled the "I no speek English" line. Its common sence.
We attempted to complain to the staff but they coudnt be bothered.
When checking out i was asked how my stay was, I simply said i was concidering a time share but after this i will never do anything with your company.
Dont go here save yourself the headach.

i was a little worried after reading several bad reviews but this place was great. The house was spotless and very close to the pool complex. The only downside was at the resturant, they are so keen to impress the people on time share tours that it takes ages to get served. There are much nicer places to eat along the 192 anyway. This is our second time staying in the Davenport area and think its great, it is only a short drive to all the attractions and my husband enjoyed the drive home, he said it helped him wind down. If you feel like a day away from the parks try the beach at clearwater, this was one of our best days. Overall we really enjoyed our stay at the Regal Palms check-in was quick and easy and the staff we delt with were very friendly. Hope you enjoy as much as we did and don't fret about the negative reviews, save judgement for yourself.
