Perfect Fit for South Beach

This place is simple and basic. Two blocks from Ocean drive, walking distance to everything (and a short walk at that).
What more do you want?
The room was very clean, hardwood floors (how cool?!), and a very nice, plain white tile bathroom and shower.
We paid $65 plus tax for a night, which is one of the greatest deals I've ever gotten, considering the style and location of this place.

Excellent location, just 3 minutes walking distance to a big variety of restaurants, shopping and nightlife.
Rooms OK, very noisy air conditioner though. A pain to take a shower since the water pressure makes it impossible to wash out the shampoo out of your hair!
During the first night of our stay I saw our stained and wrinkled sheets, they hadnt changed them after the last guests that had stayed there. After a phonecall to the reception I had to go downstairs to get the clean sheets that were supposed to be changed and change them myself. The sheets or towels weren't changed once during our stay...
Continental breakfast consisted of croissants in foil or buns with jelly. There were also cream cheese, jelly, coffee and tea. No regular bread, no fruit.. nothing.
Staff overall friendly and I personally loved the lobby, they even have a small computer corner with one PC that u can use and share with the other guest, mind u the internet connection is really slow!
I recommend this hotel to young people who just wanna sleep in the hotelroom and basically dont have other needs than that, once again EXCELLENT location!

This is not a fancy hotel. But, if you're looking for a affordable place in a great location, especially if you are going to The Jackie Gleason Theatre (The Fillmore) for a venue...then it's fantastic.
Also, there are a lot of small hotels on Collins just south of Lincoln, however this area can seem a little seedy at night, whereas the Greenview is kinda by itself and there's not alot of people hanging about infront of the hotel. It's really close to Lincoln...i.e., the next street to the right, so if you're hanging in this area it's perfect.
We parked across the street and parking in the area is quite expensive, however we didn't need to take our car out at all and it was in view when we left the hotel each morning so we could visually check on it. It was $15 per day to park for 24hrs, make sure they write the time on your ticket, they didn't on the first day, however they remembered us so it was o.k..
They also have a continential breakie at the hotel, but we never did partake of it!
All in all, we would stay there again!

As i saw previously here, this hotel has good and bad reviews....but i took a risk. Location wouldn't be better: a few steps from Lincoln Rd. Staff were friendly. My room, bath, bed, linens and towels were clean. No problems with noise. Ok for one or two days staying.

We booked this hotel over the internet. The reviews were good and bad and since we were staying for only two nights we thought it would be okay. My cousins got there the day before and called us to say it was terrible and they would look for something else. They stayed one night but slept in their clothes and did not shower. We walked into the lobby to cancel our reservation and that was enough for us. There was a pile of dirt that had just been swept in the corner and big holes in the counter. I didn't bother looking around any more. Don't even think of staying here.
