Best thing about this hotel was its location - close to sites I wanted to visit, museums, restaurants, pubs and shopping. The room was large. But the rooms could use a refurbishing. One drape was hanging partially off the rod, bedspreads were fraying, sheet was torn in the room next door where another family member was staying.
The shower curtain was too short and from the pressure of the water it wrapped around you when you took a shower - very annoying. The evening I arrived I took a shower and when I went to turn off the water the shower handle along with a plastic ring came off in my hand. I could not re-attach it as water continued to flow. Hotel staff came to fix it. But there was always enough hot water and the water pressure was very good.
Rick's restaurant for breakfast was OK. However, they couldn't or wouldn't cook our scambled eggs to the consistency we like. They always came too soft and runny.
We enjoyed our stay in Edinburgh but aside from the great location $250 (exchange rate of American dollar is terrible) was a bit expensive for a room that showed a good bit of wear.

The hotel itself is fine, but the breakfast arrangements are not.
Breakfast is taken in a different business, across the road, called Rick's. This morning, I attempted to have that breakfast. I say attempted, because they twice brought me a breakfast substantially different to the one I had ordered, and then said "I'm not getting you a third breakfast" and asked me to leave.
I asked to see the manager (of Rick's, not Frederick House); the person who was so unhelpful declared that he was the manager.
I am not describing a trivial difference; the first breakfast they brought was a mixed grill. I do not eat meat. When I told them that I had not and would not have ordered this, the waiter/manager said "are you sure you didn't order this?" in a tone implying that I had.
The second breakfast, while containing no meat, was still nothing like what I had ordered.
Their breakfast menu is only four items long; it's quite difficult to get it wrong.
Oh, and don't try sitting at the table of your choice, or ordering Earl Grey tea, either.
By all means stay at Frederick House. But don't have the breakfast. You'll probably be thrown out, as I was. Good start to the day. Edinburghers are normally friendly, helpful and polite. Not at Ricks. Avoid like plague.

I stayed here for 3 nights in May. The hotel has a fabulous location in New Town, walking distance to Waverly Station, and is decently priced for Edinburgh. I had a room on the 1st floor in the back. The decor in the room was a bit dated and could be renovated. It also had a bit of a musty smell, but I opened a window to take care of it. The bed was comfortable, the bathroom good sized and plenty of hot water. The bathroom was just ok though - the tile on the floor was all cracked and the grout in the tub was gone in some places.

Hotel Frederick is a very Charming and Unique Hotel. It was in a great location and everything was in walking distance. We had a 4th floor room that had a beautiful big window overlooking the street and a great view of the city. The room was nice size and bathroom nice and clean. The staff were very pleasant and helpful. Breakfast was at Ricks,a restaurant just across the street. The food quite good, service a little slow. There is a great Restaurant called the Sizzling Scott just a couple of streets west of the hotel! Over all I would stay there again when in Edinburgh.

I found all aspects of my stay wonderful. The room itself was very large with a decent sized bathroom. The staff were friendly and very helpful. I thought the breakfast was wonderful and the service could not be faulted. They were all extremely accommodating. I would not think twice about staying at this hotel again.
