We booked this hotel at the last minute having decided that a very cheap internet rate - 333 euros for 5 nights, including breakfast - was good enough for our first visit to Lisbon, and hoping that the line on the hotel's website "Every room at the Sana Rex Hotel is bright, spacious and has been tastefully decorated in an elegant style" and this one from thompson.co.uk : "Although you are in a central position, the hotel offers an excellent restaurant serving cuisine that reflects the high standards of your surroundings" would offset some of the negatives in the trip advisor reviews - especially as some of them are very good.
We started off in a reasonably sized room but with twin beds which were seriously uncomfortable - it felt like we were sleeping on springs, so the following morning we asked if there was a double rooom available.
We were warned that the only one available was tiny but thought that for 4 nights it would be manageable. However the bed was only marginally more comfortable and to get past it we had to walk sideways between the end of the bed and the wall. Pillows were plentiful but lumpy and extra blankets were available. The bathrooms in both rooms were tiny but nicely decorated and the shower was fabulous, sadly the towels were thin and tiny. Both rooms and bathrooms were spectacularly clean (surgically clean, as my husband says).
Breakfast was the only meal served. Whilst it was plentiful the cooked meats looked like they'd been poached (not how I want my bacon and sausage), the coffee in the machine was undrinkable (we do like our coffee) and the orange juice was orange squash. Luckily if you walk down the hill and cross straight over the lights there is an excellent pastelaria where we had breakfast on two days.
One word of caution - I'm not really a post-card person but I decided to buy some from the hotel and was charged 3.4 euros for 3 cards - they're 25 cents each in town!

Stayed from 31. oct to 4. nov. No flooding :-)
Had asked for a room with balcony and view, but we got a room close to the elevator (which beeps a lot) facing the back yard. Asked reception to be moved next morning. 30 mins later the helpful staff knocks on our door with key to new room on same floor. Big balcony and a lovely view of the park.
Make sure you ask for this when checking in. 6th floor and above have a great view of the park. You also see the Castelo do Sao Jorge and the sea. Also make sure you get a room far from the elevator.
Breakfast was ok, but not much to choose from. I'd stay there again. Good Internet rates.

arrived 8.oc p.m no room told there had been a flood.untrue.had to go to another hotel for the night.when we returned the desk staff were unaware that we had booked three nights.we actually booked in april.no apology .sunday night no bar staff.unable to even order a sandwich.

I had read many reviews here on this hotel, wish I had listened to them. We booked our room directly from the hotel itself weeks before we went to Lisbon. On arriving we were told that they had a serious flooding problem and hence did not have a room for us. Judging from the reviews on this site they sure have lots of floods! In the end they got us a room at another hotel close to this property but not in the Sana chain. The reason for the terrible review is that I do not appreciate a hotel over booking on a continuous basis. We were not the only people on that day to not get a room; we saw others turned away too. So make sure if this happens to you, that you insist that they get you a comparable hotel and that they pay for you cab ride there!

Ha un'ottima posizione, la pulizia delle camere è ottima (non sempre così per un tre stelle portoghese), comodita e tranquilla la posizione (350mt dalla metro e su un parco tranquillissimo), competenza della reception che parla un ottimo inglese e italiano. Le camere e bagni sono però piccolissimi. Nelle camere al primo piano non c'è la possibilità di guardare fuori dalla finestra: ci sono muri sopra di fronte e ai lati: è un loculo! Dalla camera 105 non si vede il cielo! In altre camere il bagno è minuscolo: non ci stanno due persone dentro. Da evitare la camera 1006: è così piccola che la porta non si apre per intero: sbatte contro il letto, il letto non si può aggirare, lo si deve scavalcare, e c'è un pilastro in mezzo alla camera!
Colazione nomrale, con croissant e pane, marmellate, frutta fresca e sciroppata, bacon&eggs, 4 succhi, yoghurt e the/caffè. Espresso/cappuccino a pagamento.
Se volete spender poco, avere aria condizionata e un albergo in posizione tranquilla ma cmq centrale va benissimo.
Se ricercate gli agi e le comodità dei grandi alberghi marcate male ed evitatelo.
