We stayed at this hotel for one night (New Years) and that's all we could manage. The bathroom was filthy with mould stains everywhere - including behind the mirror! The beds were broken and there was next to no support. We were sure that the air conditioner was going to give us legionnaires disease as the air smelt terrible. The room was as very dingy and barely fitted the double and single bed contained. We went to another place the next day to shower and moved out.
Obviously we would never stay here again. The fact that this hotel can get away with advertising itself as a 4 star is AMAZING!! I pity all the poor families that have to stay here because their children are across the road at the Royal Children’s. It's wrong. Pick up your act Rydges!

The whole experience was unplesant...The carpet in room 106 needed to be change 2 years ago. The queen bed was in fact two beds joined together. The shower reminded me of the 1970 showers at bondi beach... the pebble surface seemed stainned and dirty..the shower head produced water that was less than a spittle.... The heated out- door swimming pool was dirty you could see foot prints from past swimmers. The photos on there site are very deceptive.Not a happy customer.

good location with very friendly staff(all but one impatient and rude front -desk male who kept his worst for colleagues).HOWEVER.... the hotel is in need of much tlc, apparent as soon as one enters the lift. our room was an'executive suite', we had a queen bed(??) and a sofa bed for our 2 children to share. the sofa looked dirty and well-worn and i was reluctant to let the children sleep on the sofa-bed. the sofa bed had bulging springs and we requested a blanket at least be put between the mattress and bottom sheet, which barely lessened the discomfort. the sofabed mattress was so flimsy that with 2 children it almost rested on the floor and the girls sunk to the middle each night.

the bathroom had many chipped/cracked tiles and looked generally run-down.
the carpet looked dirty.
the pool was green with ??, but was cleaned on day 3 of our stay, we didn't permit the children to swim in it, a big disappointment for them.
THE WORST - there were short, curly hairs in the bedside drawer!!!!! i asked staff on 2 occasions to clean the drawer, AT NO TIME WAS THIS DONE
the drinking glasses, (2 only for 4 guests) were dirty with residue of whatever the previous guests had drunk, this was removed and apologised for, but no replacement glass - 1 glass for 4 guests.
despite our booking being made for 4 guests, we were issued with 3 ONLY TOWELS EVERY DAY
generally a very disappointing hotel, the down-side of every day was knowing that we had to return to the grotty hotel room.

Finding it was the first problem as it has its entrance off a side street, yet we were given Flemington Road as the address and struggled to spot it. Not really their fault, but a heads up on the side road access would have helped. We booked a last minute room by ringing the hotel and only paid $123 AUD so it certainly wasn't over priced.
Positives: Really friendly helpful staff. We booked a queen room which turned out to have a double bed in it. We complained and were upgraded to a queen bed room. The room was warm and the bed reasonably comfortable and the room included a sofa, so space was not a problem. The bathroom was adequate with plenty of hot water but that is where the positives end for me.
Negatives: Our upgraded room was in a second building now connected to the original structure but a short hike away.There were stairs to negotiate with your luggage after you exit the lift. No porter on offer here. The elevator from the lobby does not service the car park so unload luggage at the door before parking. The elevator is old and scary and reminded me of a poor service elevator. The hallways were dark exposed brick and seemed dreary as did the room decor. Poor room lighting did not help. No comforter on the bed but a fitted bed spread or the woollen blanket from the cupboard for warmth. The iron leaked muck all over my husbands pants ( I keep telling him to iron inside out with unknown irons) There was supposed to be an internet access point behind the telephone, but I never found it and gave up looking. No full length mirror to be found...what's a girl to do. We stayed only one night and did not use any other facilities so I cannot comment on any thing other than the room.
It was probably not as bad as it appeared, but I do like my hotels bright and airy and my rooms a few short steps from the Iift. Don't get me worng...there were no bugs or complaints of dirty rooms here. Not my favourite hotel but not the worst I've been in. I would probalby not book here again if I could afford to upgrade as my lasting impression is dingy and dark despite the delightful staff .

We (a family of 3 adult) stayed for 3 nights around Christmas 2004. The photos on the promotional material (printed and on the web are a bit deceptive) There's no air-conditioning in the bathroom (only a open window to outside!). There was no bell boy.
Good location however, the staff were very friendly too. Price? probably just a touch expensive.
