I was in Memphis for a conference and my coworkers and I selected this hotel based on the good reputation of the Marriott chain. BIG mistake. This is a bad hotel in a NOISY location. I actually checked out after the first night and spent the second night at the Staybridge Suites- which was just down the road (less than 1 mile away) and a thousand times nicer.
The Residence Inn is literally 100 feet (at most) from a busy train track and not too far from a street where the trains cross and blow their whistles. Trains came on a regular basis all day and all night long with a hour at most between trains. It was EXTREMELY loud and I got more or less no sleep. I am a 20-something that lived in dorms/apartments not too long ago, and currently live in an urban area, close to a fire station--so am used to noise and am certainly not what would be considered a "light sleeper". I do not see how anyone can sleep through the freight trains going by this hotel!! My room was on the back of the hotel facing the train tracks - however, my coworker stayed in a room on the front of the hotel and he said he could hear the trains loud and clear from his room as well. My room was so close to the tracks it actually shook as the freight trains went roaring by all night long.
My room (in the main building) was also dingy and run down. The coffee machine had not been cleaned and had mold growing inside. The closet door and towel bar were broken - closet door actually fell off when I tried to open. Room was missing an iron. The light in the bathroom had burned out. The room could have been cleaned better too (hair on bathroom floor, etc. etc.).
On the positive side, the staff was very friendly, kind and most apologetic about the train situation. There is really no fault to be place on the staff for the awful location of this hotel and my bad experience staying here. Also, positively speaking, were the warm chocolate chip cookies served at check-in and the free breakfast (which I thought had a good selection).
If you absolutely must stay at this hotel, I would suggest you be REALLY tired when you arrive, to the point where nothing would wake you - or bring a pair of earplugs. The Marriott chain should seriously consider removing their affiliation from this particular property. I cannot imagine there are any repeat customers. I will never stay here again.

We moved to this hotel from one that was absolutly awful. We stayed in a studio suite which was newly redone, it was incredibly nice for what we paid 109$ per night we stayed two nights dec 30 and the 31 on the 31 we had some problems with a party going on above us; however it was taken care of very promtly and with a great attitude. We were unfamilar with the area and the lady at the front desk was more then happy to print off directions for us. We travel with our small dog and there was a 100$ fee for him but he is more then worth it, the room felt like home with a kitchen and living room. It was all very nice for the price, the only complaint I can think of it there is a train track very close.

We were booked to stay here April 20 and 21. As we were traveling with my in-laws, we specifically requested a 2 bedroom, 2 bath unit. When we checked in, our room consisted of 1 bedroom with a large opening but no door to block it from the living room, and a second bed located in an upstairs loft with just a partial wall. No way was this what we were told on the phone! As others have mentioned, this place backs right up to the train tracks and is also located near a hospital. So if you like ambulances and trains, go for it! We checked out and stayed at the Days Inn Graceland.

I'm surprised this is a Residence Inn.
As a business traveler and "elite" member with Marriott, there are certain levels of cleanliness and amenities associated with Residence Inns that just aren't there at this hotel.
The first room they assigned to me was missing lightbulbs, had cigarette ash and butts on the computer table (despite the front desk insisting it was a non-smoking room), and the little walk-out balconies don't have screen doors - so your door is either wide open (in the rain...) or locked shut, and the rooms are mildewy. The carpets were old and dirty, and looked as if they hadn't been properly cleaned and shampooed in years.
The front desk staff is polite and accomodating, and moved me to a new room right away, but the 2nd was no better than the first. After 10 hours of travel from California to Memphis I was exhausted and just didn't care, but to pay $125 a night for something this run-down is abysmal.
Agree, Marriott should dump this property, and it should never have earned 4 Stars (Mobile Travel Guide.

We had a nice penthouse room, well layed out close to the lobby.
Very good breakfast bar and area to eat. The hotel has some drawbacks though. Our room showed signs of wear it needs to have the carpets and curtians replaced we also had a few bugs in the bathrooms. The trains go by about every hour and shake the whole property and the parking lot is too small if you arrive late you'll have a very hard time finding a place to park.
