For our first visit to Melbourne we knew we wanted something other than a hotel, as we wanted to be able to prepare our own meals.
Punt Hill Flinders Lane was an excellent choice as it was fully self contained, very clean, serviced each day, VERY central to the station, trams and shops and has a 24 Coles Supermarket just around the corner. It was an easy walk to the Botanical Gardens and Southbank. The decor is modern.
It is in the heart of Melbourne's busy cafe society, with plenty of cafes for breakfast. The only negatives were the bed was pretty firm and that we were on a corner so the street noise at night was a distraction, but these were minor concerns.
The staff were very pleasant, obliging and helpful and we would definitely stay at Punt Hill Flinders Lane again.

I stayed here in December 2007 with my husband and two children (ages 7 and 4). We were recommended Punt Hill apartments Flinders Lane by travel agent friends who told us about its handy location. We had never been to Melbourne before so we found staying in the cbd was much more convenient and easy to get around. It is very close to Flinders Station, restaurants, cafes, shopping, museums,tram pickup locations.
We had an interconnecting room that provided us with more space than we needed which was great. Altogether it consisted of; 2 large bedrooms (1 queen bed in one 2 singles in the other), 2 separate living areas (tv in each plus sofa beds) and 2 bathrooms (one with full size bath) and 1 full kitchen as well as another kitchenette with full cooking facilites, fridge, hotplates, etc. For a family with young children this was excellent as by the end of a big day looking at the melbourne attractions, our kids were too tired to go out for tea so we prepared a light meal in the apartment. The Coles supermarket a short walk away was also very handy for stocking the cupboards & fridge for a few days of essentials (as was the bottle shop/Liquor store for even more essential essentials!).
After comparing the prices of other apartments we found these apartments very good value for money considering the location and room appointments. The only faults were the following;
1) The building was very old & the floor of our room/s on the top floor was very squeaky. Everytime someone walked around the room the floor made a hell of a noise!
2) I would also have liked a pool to swim in for the hot melbourne days but obviously this is an old building so it's understandable that there isn't one.
3) The appliances in the kitchens could do with replacing. They are quite old, I would guess atleast 10 years old and some are really quite dirty (ie. toaster).
4) When being dropped off or picked up for transfer to the airport by mini-bus, you have to drag or carry all your baggage down Flinders Lane to a more major road (sorry can't recall it's name!) so that the mini-bus can pick you up or drop you off there. With the footpaths in Flinders Lane being only narrow it's a pain with suitcases and young kids to have to dodge people on the walk to the bus pickup location.
We had a great time in Melbourne and found it very interesting if interested in Australian history of any kind.

Fantastic self-contained studio apartment. Nice bedroom with mirror wardrobe, plus small lounge area with sofa bed. Fridge, kitchen benchtop, etc. The lady at front desk was very helpful, and the housekeeping was great too. The foyer decor is very nice, better than expected for the cost. Highly recommended. Great location, sooo close to Flinders Station, and there is a Night Owl convenience store across the street too. 10/10 for convenience and value.
