The hotel staff are a little arrogant and our room was noisy and hot.
It was a hot day and our air conditioning did not work at all. Our room was so hot, it was dreadful.
When we opened our window we were greeted by the sounds of some noisy generator just outside. Even when the window was shut we heard the sound all night.
The hotel is clean and the beds comfortable, but none of these count on a hot day!

Firstly to book this hotel we went through the website which directed us through a hotel management site, this I did not mind.
We arrived expecting a four star hotel and were apalled went we went inside and one of the staff dumps the luggage rack on the street. We thought ok fine, lets go inside so we do this and are equally disappointed with the room, the street noise was terrible and we were on the second floor, the bathroom was basic, the plasma was nothing special, the room had dingy industrial flooring with orange plastic everywhere - think tupperware, the linen was nice but the bed was uncomfortable. For the amount of money they charge you, you would definatley be better off finding something else or paying 20 bucks extra and getting a real four star in the city, I seriously would be pushed to give this place 3 stars.
The location is not the best in Melbourne, it seems to look a bit red light for my liking. Its only saving grace is that the Melbourne Markets which are definately worth a visit are practically next door and that the receptionist was friendly and will allow you to cancel after staying one night and give you a refund.

While the room was large, clean and nice - very spare and contemporary - the Internet access was non-existent. The desk staff were apologetic but the hotel is not wired for Internet in the rooms. To cap it off, the wireless provider closes at 6 pm and the existing system (either in the room or in the common areas) will not serve a computer with Vista.
Room service finishes at 8:30. Although Lygon St. with all the great restaurants is only a quick 15 minute walk, I was not comfortable making that walk alone after dark. The neighborhood is predominantly a backpacker, fringe area.
The bathroom was gorgeous and the long hallway in my executive room was endearing but this is not for the business traveler.
It is easy to find offbeat, economical but great hotels in Sydney but stick to the big business chains in Melbourne.
