I have been coming here for over 30 years and I must say that the hotel is the best value in Fresno. I believe the new owners took over sometime in September of 2006 and since then have not stopped renovating. Excellent New Beds, New Bathrooms, New Furniture, New Wireless Internet, New stucco exterior, New Light Fixtures, even the hinges on the doors are brand new. The popcorn ceiling was also removed which is great because it used to stink up the whole place. Also the entire hotel has been re-textured and repainted.
The staff is also full of new, young faces who have excellent customer service. All in all, you can't beat the price for what you get at this hotel. I think its worth 1 nights stay to see if this is the hotel of choice for you especially if you have to come to Fresno 2 months out of the year.

We needed a decent, clean, safe place to stay while we attended a conference. The check in was friendly and accommodating as we had four people who all needed individual receipts. The 2 rooms were both totally renovated - good beds, nice updated bathroom with mini frig, coffeemaker, hairdryer, etc. - nothing fancy but all clean, fresh and everything worked. It was pretty quiet, no real traffic noise in our rooms. Breakfast was basic cereal, frui, but you could make your own waffles. The price was OK and the stay was fine. The desk staff was very nice both at night and in the morning. We did notice they were working outside doing more renovations but we were not disturbed by the construction.

My Family was having a get together at Big Bear and I was flying in to see them. I have just come back from a deployment and my parents made the reservations here. After reading some of the reviews, I was not expecting much.
Before I entered the lobby area, I could tell that the front desk staff had tatoos all the way down his left arm. When I entered the lobby area he was really professional and immediately rolled down his sleaves to cover the tatoos. Other than the tatoos he was a really friendly guy who greated me with a smile (I wasn't expecting that). He checked me in quickly and told me where my room was located and asked me if I needed any help finding a place to eat. I told him that I would probably go to Denny's which was right next door.
I was expecting the worst when I entered the room. But when I did the room looked alright (I could even be so bold to say above average). I went in the bathroom and I couldn't really see what people were complaining about. It looked as if the bathrooms were brand new (which they were I found out).
The beds were nice and comfortable enough. Breakfast was nice in the mourning. I had some cereal, a boiled egg and some waffles. Great waffles.
While checking out, I found that this hotel was under new management and the room I stayed in was newly finished.
All in all I was surprised with the stay. I didn't expect much and expected to leave with a bad impression but I actually left very surprised and satisfied.

Our group tour of 40+ was booked into this BEST WESTERN because it's 1/2 way between Kings Canyon National Park and Yosemite National Park. The rooms were adequate; the pool was clean, as was the hot tub. The Continental breakfast was okay - the waffle-maker was a nice touch. The staff inadvertently keyed our rooms for 2 nights instead of 3, so we all had to trudge down to the desk to re-key the cards. They were apologetic and friendly about the situation. None of our group became 'grouchy', so I'm sure that helped. There were free newspapers (THE FRESNO BEE) in the lobby w/ lots of travel information on the local areas. A large shopping mall is across the street. There are a couple of good restaurants there, as well as a LONGS DRUGS for purchasing last minute snacks or sundries. DENNY'S is nearby, but the service there was generally slow on a crowded evening. I didn't see the internet access in the room, but the 7-8 TV channels were enough for news and sports. They advertise it as a "Non-Smoking" facility, but I don't think they're very strict about it. The 2nd floor seemed to reek of smoke. Workers outside repairing broken windows at 8:00AM were noisy and 'smoking'. Overall? I wouldn't choose the place, but it WAS part of a tour package, thus the 'group rate' was acceptable.
