Myself and three friends stayed at this resort from the 7th to 14th June this year. The reception staff were generally helpful but there was one very unhelpful and rude receptionist who treated us as if we were very inconvenient. She was in the wrong job! Also the Reservation Manager does not manage reservations, we couldn't work out exactly what he did but it didn't have anything to do with management or reservations. He was also very rude and dismissive.
We booked our holiday through On The Beach and made an official complaint about the two specific employees mentioned above but have received no feed back from them since we returned. I suppose that means don't book through On The Beach.
The hotel is definately geared to families. There were LOTS of children running around until very late, after midnight sometimes when many were obviously very tired and wanted to be in bed, - where they should have been. We admit we should have done our homework better before we booked this resort to make sure it was suitable for us. It was a large complex and could have been made agreeable for all holidaymakers with a little bit of extra thought. For example the olympic pool could have been for adults only or made a quiet pool as many hotels do nowadays. Also the restaurants could have limited child dining until 8pm to make a quiet time to dine for other guests. A lot of the children were truly delightful and we really enjoyed watching them but there were those whose parents weren't so intent on teaching their children good manners whose behaviour spoilt it for other guests not just us.
There was no beach of sand only pebbles on this side of the island so swimming shoes were needed to go into the sea.
The food we found very good actually. We particularly liked the Italian restaurant and the staff in there who were friendly and helpful. The lunchtime barbecue restaurant was fantastic and the best meal of the day.
The rooms were a good size and towels were plentiful although I would not have rated them at 4*. They needed more daily room cleaning staff. The cleaners always seemed to be rushed off their feet with too many rooms to do each which meant that they were not always as well cleaned as they should have been.
We still enjoyed ourselves. We had paid a lot of money for the holiday so made sure we did. We met lots of lovely people and had a really good time.
The message is think carefully about the sort of holiday you want and make sure the hotel you choose will meet your expectations.

I sometimes wonder when i read other reviews if people have stayed at the same hotel.
We had a brilliant time at this hotel. Food was lovely, 3 restaurants to choose from all good with plenty of choice, the italian was our favourite, it was smaller and had freshly cooked pizzas and pasta dishes.
The entertainment team work so hard day and night. the one thing I would have liked was for it be on a bit later, if you didnt want to go to bingo then the entertainment didnt get going till 9.45 ish and would be finished by 11. This meant going to the bar or bed.
We hade a family room with double bedroom, twin bedroom and sofa bed in living room area. we also had a fridge and coffee making facilities, and a bathroom. The cleaner was great and rooms were always immaculate when we returned.
the main part of the hotel is really lovely and well decorated.
if you like a holiday that is full of brits then this place is not for you, as it had many nationalities there.
kos town itself is lovely, plenty of shops, bars and restaurants and a lovely harbour. a good way to get around is by bike as its really cheap only 3 or 4 euros a day to hire one and really safe to ride about.
I would recommend this hotel to people who like a good quality hotel, nice food, lovely location, good entertainment.

I recently went to the Kipriotis for a conference and was fairly disappointed in the outcome, despite my first impression when I walked into the lobby. I read the reviews beforehand and wasnt really sure what to expect. The first thing I wish I had understood more clearly was the difference between a conference stay and a regular vacation stay (nobody seemed to outline this beforehand). If you are going for a conference, know that you will be there at the same time as the all-inclusive guests. This was a bit frustrating to us because the hotel seemed to cater to the AI guests but completely ignore those of us there for the conference, specifically during meal time. AI guests just go to the buffet and start eating, but we waited around quite a while trying to figure out how to pay for the thing. (We easily could have just gone in and started eating and nobody would have been the wiser...very poorly run). Snack time with ice cream and such is available from 11-2ish but its only for AI guests so you are not allowed to partake (paying is not an option) Drinks at the bar (if you are not AI) are expensive and they use a lot of knock off brands, so this is very disappointing. If you do want a drink and are paying then I suggest specifying the liquor you want. We found they did have a cabinet with the more expensive stuff hidden away. We were able to get 2 baileys on ice as a nightcap for about 12 euros, but we had to ask for it specifically.
Some more things to know if you are going for a conference:
- There is very limited internet connectivity (you can buy 1/2 card for 6euro at the desk or an hr card for 9euro but there is no day pass or week pass to be bought). It is important to note that you can only access internet from the main lobby, not your rooms. If you really want the internet I suggest going across the street to the blue cafe. They offer an hour for 4euro and you can drink a beer while you do it.
- Meals are as follows: Breakfast=free, lunch=16euro, dinner=19euro. For the price I highly suggest going across the street and getting yourself a gyros pitta and a beer for 6 euros or go into town and eat very cheaply for about 10 euro for dinner. We decided to try the meals just once before doing this and I really wish I hadnt wasted the money. Maybe if you have picky children the buffet is a good choice but the food and wine quality are very poor and not worth spending the money. The cafe across the street is much better.
- The bus into town comes about every 15 minutes (only takes about 10 min to get there) and costs 1.40 each way.
- The cab drivers are in a union and have to charge 30 (no more no less) to and from the airport. This is actually a fairly good deal considering how far the drive across the island is. A couple of conference members mentioned they tried to charge each person in the card 30...argue it if they do. We had 3 people and only had to pay one fee.
- There are other places very close that other conference members stayed at for much cheaper and it really isnt an inconvenience at all. If you want to save money this is definintely an option.
Other things that should be noted...
The ants...oh my goodness the ants. They were ALL over our room, even crawling on us in our sleep!
The maids were TERRIBLE with our towels. We had two people in our room and they consistently left us one hand towel and one regular towel.
Pool towels must be rented but are only available until 1pm. If you are here for a conference dont plan on getting a towel for the pool when you get out. I was told at the front desk that I could purchase one in the store downstairs but when I asked she said I had to go to the store upstairs and they are only open AFTER 5pm. When I checked the towels were ridiculously expensive. I ended up just using a room towel even though you arent suppose to. Or you can purchase one across the street at the market attached to the cafe.
The beds are ridiculously hard. I've lived in Europe and traveled around as a student quite a bit (ie. hostels) but this was probably the worst bed I had ever slept on.
This is a family resort. So be ready for plenty of children running around at all times. That being said they dont have microwaves. This was not a big deal to me but if you are bringing children, know that you cannot warm up baby food other than at meal times. I saw one mother become fairly livid with the girl at the front desk when she was told that she would have to wait 3 hrs for the manager of the restaurant to come and open the restaurant for her to warm up her baby food.
There is a small gym available (but only from 10am so hard to get it in before a conference day). If you are a runner a great option is to head to the beach and there is a bike path that heads both ways and is a very decent run. (I did this every day I was there instead of using the gym facilities)
All things considered...I would not stay here again and was very relieved this came out of the employer's pocket and not mine. I'm not sure how this was deemed a 4* resort. Food and lodging condered I would think of it more as a 1.5-2 star resort...the pool facilities bump it up a notch. If you are more interested in a relaxing place for you to go with your kids then I could see how this could be a good choice. The pools really catered to children and they had activities all day along with evening programs that seemed to engage the kids.

I stayed here for a week whilst attending a conference (held at the Kos Conference Center which is part of this hotel's complex).
THE GOOD:
This hotel resort really has potential. The location is beautiful: close to the beach and great views of a blue, blue Aegean ... with mysterious Turkey just across the water. Only a short bus ride (or long 45-minute walk) into Kos town. That's close enough to be convenient, but far enough to be secluded from the rowdy, drunken party crowds that can inflict the bar-infested town center. Public buses into town run every hour, cost 1.10 Euros, and stop literally at the hotel front door. If you prefer, there are a few bike/scooter/ATV rental shops across the street.
Lovely villa-style 2-storey accommodation (about a dozen rooms per vila). Rooms are reasonably roomy and tidy. The grounds are pleasantly designed: plenty of palm trees and stroll-friendly footpaths. You've got all the leisure facilities you could hope for (at least on paper): tennis courts, children's playground, wonderful pools, multiple restaurants, mini-market and stores onsite, even a hairdressers. All the ingredients are there for a fun family holiday.
Given good management, this resort could have been a real winner. Situated on a beautiful Greek island, this should have been a vacationer's paradise. Sadly, it is let down by really sub-par service.
THE BAD:
The service here was panned by almost all the delegates at our conference. The front desk in particular was in chaos - the ladies there all scurried around looking busy but really doing everything except serving you. Check-in took forever, and even then they 'forget' to tell you details. No map of the resort, no details of where meals are served. One delegate was told to wait for a mini-bus to take him to his villa ... but then waited over half an hour because the desk didn't tell the bus to come. The ladies there really gave the distinct impression that they all had better things to do than serve you. I was particularly annoyed that they seemed to lie to me on at least 2 occasions. First, when we asked about breakfast on the first day we were told there was none. But after exploring about and reading the information provided by the conference, we found out that free breakfast WAS included every day. Second, when we asked about the Internet service, the front desk again tried to brush us off by saying there was none. Again, we only later learned through the conference staff that Internet service WAS available, and all we had to do was purchase a card from the front desk. When we then went back to the front desk, only then did the lady reluctantly sell us the card. I have never experienced this kind of abyssmal service: when the staff would rather lie to you than provide you with a tiny bit of basic service.
The bad service extended to the restaurants. Despite repeated requests for coffee, a few fellow conference delegates were repeatedly ignored. One bald maitre d' in particular was rude and unpleasant when signing in guests for their meals. For one dinner, several guests arrived without reservations. There were plenty of empty tables, but the maitre d' only reluctantly allowed them in after a lot of grumpy lecturing. Again, this fellow gave the impression that his life would be so much better if it were not for these pesky annoying guests - why don't they just go away and leave hime alone? The guests got their meal, but only after being made to feel unwelcome and unhappy - as though they had to beg to be let in to spend their money on the meal. What terrible service.
And the food served was not good at all. For the first meal or two, things seemed OK. All meals are self-service buffets - there is NO a-la-carte available at any time. The pool-side BBQ lunch was decent. But after the first day, you notice the meals were all endlessly repetitive. The same Greek sausage were served at all 3 meals per day. The same salads and the same cheap desserts also returned meal after meal. On paper, the resort claims 'five' restaurants onsite. In practice, there is only ONE open at any time for breakfast, lunch or dinner. The Chinese restaurant appears permanently shut, and the 'Italian' and 'Greek' restaurants only seem to open a couple of times a week - and woe to you if you don't have a reservation! From personal experience, don't expect much from these anyway. The 'Greek' buffet was weak and differed very little from the standard buffet in the normal dinner restaurant. The worst element of the meals was that they were all poor value. Lunch was 16 Euros and dinner was 18 Euros. Sure, these included free drinks and refills. But for this price, you could hop into town and get a much, much better meal plus drinks. Indeed, the meals provided by most of the restaurants in town were truly fabulous and delicious. And the service you receive actually felt like they welcomed you.
The rooms - as I said above - were reasonably roomy and tidy. If this were a summer camp or a budget 2-3 star hotel, these rooms would be OK. But this resort bills itself as a 4-star establishment. And by that standard, the rooms here are really disappointing. There is no carpet, only cold, bare, hard tiles. The bare walls are big, bland and empty. The furniture feels like the were bought from a clearance sale at some discount store. The lighting was by fluourescent bulbs aimed more for energy-savings than ambience. And the light levels were poor: the bathroom was about as well-lit as a dungeon. The air-conditioning was only moderately cool at 4am. During the day, it was completely inadequate. Even on full blast, the air-con could save the room from turning into an oven. And this was early May. I can't imagine what it would be like in July/August.
It wasn't just the comfort of the room that was poor, but the maintainance as well. The shower bracket was broken, and the switch to turn it from shower to bath was broken. The light switch by the bed was broken. The louvres on the air-con were broken. The Internet connection was not working. The electronic door lock was erratic: when you close the door sometimes the alarm goes off by itself. The TV wasn't receiving ANY channels. And I had to complain 3 separate times before someone came to fix it. I stayed for a week and I don't think my sheets were changed even once. In fact, I suspect they were not changed since the last occupant judging by some of the grittiness I felt on the sheets. Oh, and my room had an ant problem. The first day, I squished 20-30 of them on the floor ... and the next morning they were all back. By now, you must be wondering why I didn't just request a change of rooms. Well, firstly the hotel was fully booked. But more importantly, some other conference delegates told me the ant problems in their rooms was even WORSE (ants on the tables !).
The other delegates told me how the sound-proofing in their rooms was poor. They could hear what their neighbours were up to in the bathrooms (their room numbers were in the 100s I think). I was more fortunate in that I either had better sound-proofing in my room (in the 300s) or much more discrete neighbours. However, my room was situated at the northwest side of the resort where it abuts onto an adjacent, lower-class resort. That resort was full of party-goers and featured an outdoor disco. Every night, the party music and noise from next door could really keep you up till late. The closed windows made little difference. And the next morning before daybreak, a choir of cocks going cock-a-doodle-do made sure you were woken in time to catch whatever worm you want.
I also mentioned above that on paper this resort seemed well equipped. In practice, it was all just hot air. We already saw how 'five' restaurants was really just one plus an occasional dinner by one or two others. As for the pools, the main outdoor pool was fine, but the fancy pirate ship with the water slides in the center of the pool area was locked shut. The Olympic pool was closed throughout my stay. The children's play area was open - but half of it was dug up by builders, so you had little children playing next to a building site. The tennis courts and mini-golf can be best described as 'derelict'. They look like they had just been through a nuclear war, and their state was so pitiable I don't think anyone would dream of walking through let alone play on them. The 'TV room' and 'disco' also did not seem to be open throughout my stay (and even if they were open, those rooms appeared stale, unused and filthy). The mini-market was much needed given the distance you would otherwise have needed to travel into town to just buy a drink. However, the credit machine was conviently 'broken' throughout my stay - forcing the use of cash. In fact, credit card machines seemed to be 'broken' all over Kos - this is one of the most credit card unfriendly places I have ever visited.
I mentioned the Internet above. Once I overcame the bizarre attempt by the front desk to deny me Internet access, I found the plu-in connection in my room was non-existant. Fortunately, the WiFi from the nearby Panorama sister hotel was available. But to access this, I had to purchase a prepaid card at the front desk. Ouch. For just one hour of service, I had to pay 9 Euros. This is probably the costliest hotel Internet service I have ever used anywhere in the world. I could use one of 2 computers in the lobby, but they still required purchase of the prepaid card - and they were tucked away in a corner of the lobby where a whole community of blood-thirsty mosquitoes seemed to lurk.
THE VERDICT:
This place has so much potential. But what it desperately needs is some decent management. Get all the facilities back in working order. Put some comfort into the rooms. But most of all: replace the front desk and restaurant staff. Basil Fawlty could not have done a worse job than this current mob if he tried. I can seriously imagine that if somebody like Westin or Hilton or their ilk decided to invest here, this resort could yet be saved and transformed into a family holiday heaven. Right now, it's just an unpleasant holiday joke.

Just back from this resort, and all i can say is DONT believe any of the negative comments about this place ........ there either out-dated or from people who expect 5-star LONDON standards!
I paid around ?1000 for me and my 2 kids to go here for a week all-inclusive, and is the BEST grand ive ever spent! Excellant hotel, clean VERY friendly staff, SUPERB kids club (animation team) great food and facilities. Yeh, the pools we're maybe a bit cold, and yeh, the drinks were'nt free AFTER midnight, but seen as though they start serving around 10am, how much DO people wanna drink til!!!?!
I can say, after reading the reviews on this hotel PRIOR to going, i was a little apprehensive and worried ......... but i need'nt have been, was SUPERB!!!
