Good location but not good value for money

I only stayed here as it was near to a friend's wedding venue and for the price I paid, I expected a bit more. I booked a 4 poster bedroom - nice but too high to see the low TV from (which had hardly any channels). Room was clean but a bit tired and "spooky". As a travel agent I wouldn't give it more than a 3 star rating. The main problem was the hotel is very up and down, we went up and down lots of different steps and stairways to get to our room which turned out to be on the ground floor! (It would have been better to walk round the building!). THIS HOTEL IS NOT SUITABLE FOR DISABLED GUESTS. So apart from being a maze type layout, the staff were very friendly and helpful, the lobby and restaurant were very nice, car parking and wi-fi were included - great bonus and the breakfast was adequate. You also cannot smoke anywhere in this hotel but the location for Burnley town centre is good if you have transport - probably about a 20 minute walk.

Just returned from 2 nights at the Oaks.
I used to pass this hotel daily as a child and always thought it would be truly magnificent inside as it is very grand from the road- well the main hall was impressive but everything else was on a par with most middle of the road chain hotels. My room had some peeling wallpaper and flaky paintwork but it seems that there is an upgrade underway at present.
The room was large enough, the bed was comfortable and there was no significant noise but the place lacked charm and atmosphere. It was also really annoying to be placed at the farthest reach of the hotel and I had to walk upstairs then down stairs, along corridors and around more corners until I reached the room.
The only saving grace was the small but adequately equipped leisure club.
The location is fine if you're driving everywhere but public transport to take you anywhere interesting is poor. If you want to go to a pub you're better off taking a cab rather than trying anything local.

I visited the Oaks Hotel last week, It was ten years since I had last been there and nothing seems to have changed, including the decor. The staff were exceptionally helpful and professional but the hotel just seems so tired. The bed was clean and comfortable but as another reviewer said, the room needed a good clean. It is such a shame this hotel is going downhill as it is such a beautiful building.
