I stayed in a one bedroom suite for three nights in October. I found this hotel to be superb in just about every way.
Its location is nice, although removed from the old town area. It is on a quiet residential street and while the Lisbon airport flightpath is nearby, I never heard any noise from jets in my room. As several have mentioned, it is steps away from the large Supermercado at El Corte Ingles, so stocking your apartment is easy. It is also steps from the Calouste Gulbenkian Museum, a superb art museum that every visitor to Lisboa should see. I walked to old town and all around Lisboa, although you can easily catch the Metro if you would like to as there are two stations nearby.
The room itself was enormous by any standard you want to apply. It had a large living room with a flat panel TV and a dining table area with four chairs. The kitchen was bright and spacious. It had all utensils and supplies you would need. It had a full size refrigerator/freezer (full size European!), a cooktop, and a small oven. The bathroom had a tub/shower combo and was of average size. The bedroom was large with two full size beds in it and another flat panel TV.
The room was spotless and maid service was great. My rate included breakfast and the choces, while not as extensive as a good German buffet breakfast, were good and the meal was a nice way to start the day without cooking in your suite.
A couple of other notes. The rooms have wired (not wireless/wifi) internet access, free of charge with ports in the living room, bedroom, and bathroom. I found the staff to be very friendly and helpful as well.
I would highly recommend staying here. It truly is one of te best apartment-style hotels I have ever stayed in, and with the rate I received for it (discounted heavily off of the rack rate), it was an absolute steal. Highly recommended!!

Agree with all the comments from previous reviews, both good and bad.
Very clean rooms, great to have a seperate bedroom for extended stays. Location is within easy walking distance to both the city metro and the local city rail network, a great supermarket around the corner if you want to take advantage of the fully equiped kitchen. Located in a quiet residential street and an easy, if long, walk to downtown. Apartments at the back of the building look directly into some local residential apartments, nothing inspiring. There is a constant landing of aircraft overhead, starting at 6.00am, not really a bother with the windows closed.
Be warned that the hotel does not posess an iron or ironing board, unusual for an apartment hotel, and there are no clothes washing or drying facilities.
overall a good choice and room to move around for much less than a standard 4 star hotel. We paid 100EUR with breakfast.
Recommended if only for the extra space.

just returned from lisbon, stayed at real suites...... support the positive comment regarding staff, accommodation, location etc. but i wouldn't rate it as 4* .
1. location: littered pavements & in a residential street.
2. breakfast: same every day not to mention lack of variety, we've had lot better in a 2* hotel in krakow last year.
3. lounge furniture had seen better days, lot of wear & tear
Would like to add HALAL food(pakistani/indian) is available in lisbon, we found a take away kebab place just 100yd from Rossio metro exit. they also have a resturant round the corner called TASTE OF PUNJAB, (addr. Beco dos Serradores no. 18, tel: 218870995) food was delicious, for a hearty meal it cost €12 for 2 of us! needless to say we visited few times more.

Stayed here for three nights. Paid 100 euro per night for one bedroom apartment.
Everything was very clean, staff helpful and polite.
The breakfast was above average. We used the Praca de Espanha metro station which was very close by and also the commuter train from Sete Rios station.
The outside of the hotel was being renovated while we were staying and once the scaffolding is removed the remodeling will be complete. I would recommend this hotel to thoses who like to be in a real Lisbon neighborhood rather than in the tourist area.
We didn't notice any noise from the planes when inside the hotel.
