This is an good citytrip hotel. Nothing special.
The rooms ar nice and clean. Breakfast is a bit moderate. But generally an good hotel.
The bus to the centre of Lisboa stops in front of the hotel.

I spent five happy days at the Residencial Princesa. My room was clean and bright and had everything I needed (private bathroom, decent shower, hairdryer, tv, phone and air con). I didn't really have a view from my window but I didn't expect one as the price for the room is so cheap. There is also a safe which you can rent in the room. You need to put down a deposit of 10 euros. The rental is 1.50 euros a day.
The staff were extremely helpful and friendly and breakfast was included in the price. There was a good variety of foods for breakfast which were all fresh - cereals, toast, bread rolls, sweet pastries, cheese, ham, butter, jam etc. plus tea, coffee, hot chocolate and juice. The breakfast room is very clean as well.
The walk down into town takes about 20 minutes or so but I recommend getting the bus which stops right outside the hotel. It costs 1.30 euros if you haven't got a travel card. The walk back is very uphill so definately get the bus back! It goes from Figueira Square - number 790.
The hotel has a lift and also internet access available for a small fee (I think it was 3 euro's for 15 minutes)
There's a post office just to the left of the hotel and if you walk up to the right you'll find some bars and cash machines.
I really enjoyed my stay here and as I will be going back to Lisbon, I do intend to stay there again.

Very good price - quality. Friendly staff, spacious room and clean bathroom. The breakfast area was quite small, and the food itself was decent but nothing special. Good location in the center. We were very happy to stay there, just don't expect to get a five star treatment when staying in a budget hotel.

We've just returned from Lisbon and we've stayed 5 nights at this hotel.
The rooms are very small, but it was clean. Don't expect to have a luxurious room for that price.
The people at the reception are friendly. The breakfast was quite dissapointing, because we've arrived one morning at 10 o'clock and there was nothing left. We've also stayed in our room one morning until 12 o'clock and they didn't clean our room or make up the bed. They just gave us new towels.
If you want to go to the centre, it is quite easy, because the bus is stopping just in front of the hotel.
I don't think I would stay again at this hotel. It's not very charming, but on the other hand we saved a lot of money. So if you're looking for a cheap address, you should stay here.

Situé à la périphérie immédiate du centre ancien, où il est difficile de se loger, cet hotel présente un bon rapport qualité-prix. Les chambres sont petites mais bien aménagées, le mobilier n'est pas de trop mauvais goût. Situé à un carrefour, la situation n'est pas silencieuse et les chambres sur l'arrière très peu nombreuses. Contrairement à ce qui est annoncé, il n'y a pas de TV par câble ( seulement 3 chaines portugaises et même pas toutes les chaînes de la RTP) et pas de liaison internet. Le petit-déjeuner correct. Un bonne solution dans une ville où l'hotellerie reste chère par rapport au coût de la vie.
