My wife and I travelled to Munich with a small group of friends and the hotel was not booked by me. Two weeks before we travelled I was advised we were staying at the Regent and looked up the hotel on Trip Advisor. With such mixed reviews I approached this trip with some trepidation but I can only say we were pleasantly surprised. Whilst I agree it was not really 4 star, the rooms were large and clean, the staff very friendly and spoke excellent English, and the breakfasts were outstanding.
The rooms were well furnished, our room had a double bed which comprised two singles together, plenty of storage space for clothes, and a double couch (a bit worn but not dirty). The bathroom had a bath with shower plus double sink with no mildew and towels changed daily if you wished.
On the downside there was no air conditioning, the hotel bar was small and not open at weekends, there was no lounge and two 5 person lifts were not really adequate for an 80 room hotel. There were no tea making facilities in the rooms and no room safe but safes in reception if needed. But as we were really only sleeping there this was not a problem and, at 92 Euros per night for the two of us including breakfast, this hotel was excellent value.
The location was opposite the station which had numerous drink and snack facilities, including a Starbucks, so you could pick up as late night coffee on your way back to the hotel. As with most city hotels there was the inevitable traffic noise but, if you want a convenient central location at this price, I guess you just have to put up with this.
Maybe we were lucky and had a good room, but we had a total of four rooms in our party, two on the 3rd floor and two on the 6th floor, and we had no complaints. The reception staff were extremely helpful with information and the usual free maps etc were available. On our first afternoon we went on the city grand tour on an open top bus (2? hours) which I recommend to get your bearings.

Great hotel, great breakfast, great location across from central
station. 10min walk into centre. Stayed here for two nights.2 supermarkets across street.Munich not the best place I have ever
visited but its not the worst, beer good, food and drink about same price as uk but shops a bit more expensive.
There seems to be a lot of mixed reviews about this hotel, Its fine
whether it is 3 or 4 star.

We ended up staying at this hotel when booking a trip through lastminute.com - its a great hotel well located less than five minutes from the main station (haupbahhof).
The room was very pleasant - reasonably sized and warm, standard facilities of ensuite and television with satellite. Good double glazing - although we were overlooking a busy road we didnt hear anything. Standard of cleanliness and decoration seemed to be high.
The breakfast in the morning was very good - a standard hotel buffet type thing (pastries, fruit, yoghurt, rolls, cooked options etc etc) - and the staff were very friendly and helpful when we needed them All in all I would thoroughly recommend this hotel.
We arrived at the hauptbahnhof at about 10pm and found it hard initially to find the hotel even though we knew it was located within 200 metres of the station. My tip is head for the Hauptbahnhof Nord exit (where the Lufhansa airport buses pick up from) and then head out of the station and turn left at the Eden Hotel - the Regent is on the next corner about 100metres to the left.

Easy to find. Upon arrival the front desk was manned by a very difficult person. Once we complied and got past her to a young friendly employee things improved. First room had a window which would not close. When we were given another room things were fine. Location was not bad, is ideal for the Luftansa airport bus. This turned out to be very important when they neglected our wake up call the morning we were leaving. A problem. Overall average. Do not consider if looking for ambience.
