Nice little place - doesn't really feel like a hotel

Stayed here in May/June this year. Is quite an odd little place - from the outside you'd never know it was there, but once you get up to the "hotel" it's really nice. Nicely decorated, modern and clean.
Before we arrived we sent an email asking about the best way to get to the hotel, and they sent us a detailed list of different options.
As others have said, the reception is only manned between about 9am and 4pm. We had let them know in advance that we'd be arriving round 6pm, and someone waited for us. We only saw the people at reception on our arrival day and our leaving day as we were out early and back late. It did feel a bit more like staying in an apartment than a hotel - but I quite liked that.
Breakfast is served at a nearby cafe. It's a pastry, a bottle of juice and a coffee, fine for us, but don't go expecting a full English! They people in the cafe were really nice.
The area around the hotel is really nice. Looks a bit quiet during the day, but it really comes alive in the evenings - lots of restaurants and bars and people!
You can walk everywhere from the hotel (assuming you don't mind 15-30 minutes walking) - we didn't use public transport once.

Great location but overpriced

This hotel is in a great location and we agree with all comments about the friendliness of staff. However the rooms are small and noise travels between them. Also, breakfast is now at a cafe across the road - again very friendly but insubstantial (coffee and pastry) given the claim of offering bed and breakfast. So in the end, despite a great time, we thought it was overpriced for what we actually got.

We stayed for a week in March. We are a family of five, that is two adults and three children ages 6, 8, and 10. We booked the quad room with the understanding that we could put the five of us in that room. It worked out quite well. The room had a queen bed and two single beds. Rather than squeeze us into the available bedding, we brought a sleeping bag with us and the kids loved taking turns sleeping in it.
The room was sparkling clean as was the bathroom. The shower was fabulous with a rain shower head. Flat screen TV and laptop all worked out great. Minibar, safe, soap, shampoo, hair dryer, and daily maid service all included. The lobby has a 24 hour cofffee/tea machine as well as larger refrigerator and sink. The lobby is up on the first floor of the building with all of the rooms coming right off of the lobby.
The location is fabulous. From the airport, we took the train to the Trastevere station and then the tram which took us within two blocks of the hotel. If we did this with three children anybody could do it!! From the hotel, you can take the tram and be in the center of town in five minutes!!!! Make sure you get the METROCARD when you are there for unlimited bus/tram/metro service.
The down side would clearly be the noise. The outside noise of motorcycles, construction, churchbells and people seemed to be neverending. We did not experience any noise from within the hotel itself, just from outside. Also, the breakfast was a little underwhelming especially with three growing children: a hot drink, a cold drink, and a pastry.
The front desk staff is present mostly from 8AM to 5PM but it works out well making you feel like you are in your own apt at night. We would definitely stay again. By the way, bring lots of money - you will go broke on meals.
