Eventually found the hotel (our sat nav does not appear to recognize one way streets). Very impressive building, great location. Room was large although a little dimly lit, good heating which is very important in December! Staff were friendly and helpful. Christmas menu at the restaurant was better than expected and good value for money. We booked in advance and got half price rates for 3 of the 4 days we stayed there so it was all quite reasonable, not sure if I would be quite so satisfied paying full rate for 4 days.

We had a deluxe room with two beds. The room was very large, with a generous entry and separate entrance to the room itself and the bathroom (which was not a priority for us). The room had a vaulted ceiling with wood beams.
The room was very dimly lit, even with all window coverings aside and all lights on. The bathroom was huge, but the shower had extremely poor water pressure.
Our room was also adjacent to the lift (which is a good size); it was noisy late at night and early in the morning.
The hotel has a restaurant with very good, reasonably priced food. However, the posted dinner hour was 19:30, but they did not actually open until 8pm.
The breakfast room is very small for a hotel of this size, less than half the size of those of similarly sized hotels we stayed in. The selection is also less than what we found elsewhere.
The architecture of the room, along with the size, did not (for us) make up for its shortcomings.

...Epoque Hotels does the marketing for this hotel which is rated by them as, 4 star boutique deluxe...It is not! This hotel changed ownership last year and the new owners where not in sight. Only a handful of staff on duty at any time. Hallways dirty, carpet threadbare and loose on stairs. Dead flowers in vases on Reception and on display in their small dirty lounge (the only lounge in hotel). Breakfast room depressing and again understaffed, the main restaurant currently closed. Most bedrooms we were shown were dark and somber. The hotel offered me rooms, over the phone ,at their 'best' rate, so I booked 3 rooms. Upon arrival ,found they were offering same or very similar rooms at half the price and even that was, in my opinion ,overcharging. Unless this hotel gets its act together soon, don't stay there. The town of Ascoli however, is well worth a visit. If you do stay only pay max 45 euros per room per night in breakfast!

We really enjoyed our stay. We were in town to visit family and were looking for something central to stay at for a couple of days. We had some difficulty finding the hotel (it was tense in the car as we kept hitting one way streets that were not named and had no logic...but that's Italy, I suppose) but eventually, after parking the car and asking around were able to locate it. Once we got to our room, everything was excellent. We booked the classic room in the residence which had a great location and was HUGE. There were two bedrooms even though we only needed one, a jacuzzi tub, a full kitchen including a washing machine and cable. It was lovely! There were also free chocolates and beverages in the room that were restocked daily and an excellent continental breakfast spread. Overall, this was an excellent value and we would recommend it to anyone.
