Avoid it.
i just stayed my last night because I got a good deal with agoda ( 120 usd with breakfast), and location near the airport.
Check in was a mess, full of tourists ( 2 buses), everyone complaining afterwords about their room.
I was happy as i told the check in lady that i was celebrating a 25 year wedding aniversary, she gave me a suite, but old and with an awfull matress, but indeed clean.
she also gave me vouchers for free dinner ( good ) at the restaurant in the Hotel, but breakfast was not good at all.
I will not recommend this hotel, I won't go back even for free.

We stayed in Hotel as part of a Cosmos Tour as our first hotel upon arrival in Dublin. We found the hotel staff curtious and even produced an air fan when we requested one. Surprised to find the hairdryer in the drawer. We ate at the hotel bar resturant where we found food priced reasonably as we were too jet lag to walk or take a bus anywhere.. Breakfast was buffet style and very good. The room was of good size. Not close to anything unless you walk a fair distance.

Okay I was very sceptical at staying at this hotel, particularly as it was fort a special weekend visit! I had read the reviews, but had also been recommended to stay at the hotel by a colleague so really didn,t know what to do!
The hotel provided me with a complimentary upgrade and the room was fantastic, on the 4th floor in the new renovated part.
The plus points was the new room, the service all round was excellnet, from reception through to all the staff, if you are nice to them, they are nice to you!! The leisure complex is also first call. Food in the appian bar was great value for money and very nice and the bar prices are pretty good too!
Now for the negatives.. clearly major parts of the hotel are in renovation and just about every floor shows bare walls, hanging cables etc, so it can be a bit off putting. Corridors 1 and 2 looked a bit dark and depressing, so I don,t think i would have enjoyed a room there! Breakfast was in the dark and quite dingy Seasons Restaurant and was okay, nothing special but didn,t prompt us to eat there.
All in all our experience was good, BUT we did do our homework before booking and ensuring a new room etc and also used the leisure facilities.
No doubt when the renovations are done, this will be an even better hotel.

Because our room wasn't ready until after 3.30pm to his credit the manager on duty upgraded us to a room in the executive wing which was excellent. We enjoyed the facilities, particularly the leisure centre. Meals in the bar were fine and service friendly and efficient. Clearly the hotel is in the process of renovation and some parts show signs of wear but overall we enjoyed our stay.
