When checking in at 3pm we were told that our booking for a double room was not available until the next day!!! When I asked why I was told that the couple using it were having a late check out and that there would be" problems for everyone checking in this afternoon, not just us" I wasn't happy about this and was told my options were a twin room and then change the next day or wait for the couple to check out and the room to be cleaned and we could check in at 7pm.I said that very reluctantly we would take the twin room, but I would be contacting my travel agent when I got home (I know that this agent sends a lot of clients here) and tell them what we had experienced at check in, and suddenly, guess what.....an upgraded revamped double room became available, which we accepted. The room and bathroom on the seventh floor were tired and weary, paintwork was grubby and linens and towels had seen better days.
Breakfast was nothing special.
Location was great, Pool was lovely but not used a lot. There is a complimentary shuttle bus to the Airport shopping mall which is good for shopping.
Directly across the road is an internet cafe and beside it a great little local restaurant serving great food and used by local people as well.
When staying there we booked a cookery class at Asia Scenic Thai Cooking (www.asiascenic.com) which was fantastic. Gay picked us up at the hotel, we chose what we wanted to cook, visited a market to pick up some herbs and spices and then cooked and enjoyed the lovely meal we cooked.

We stayed at the Royal Princess on the second leg of a multi centre holiday to Thailand.
On arrival we thought the location was great - right in the middle of all the shops, and night market.
When we stepped inside, it was very calm and relaxed and the reception staff were very helpful, even though their English wasn't too good. The comfy sofas in reception were great after a long journey.
Our room was great - had everything we needed, and was a good size.
We thought the main advantage of this hotel is its proximity to the market at night - you are right in the middle of it which is handy. Also there are loads of different restaurants nearby. Even though we were near a busy area we were never disturbed by noise at night.
It was nice to have a pool to relax in at the end of the day too.
Overall I would recommend this hotel to tourists visiting Chiang Mai.

centrally located, a dusit managed 4 star hotel chain, and it shows, very interesting interior design , exemplary cleanliness, my only complaint is very expensive intenet access, but across the road its 1/10 of the price..... but strong recommendation for this hotel, the location and the hotel make for a great place to holiday....

This is a very popular and busy hotel where the service at reception is constantly in great demand. Nonetheless the staff keep smiling and attempt to meet all of your needs.
The room was very clean and comfortable - as always in Thailand it pays to spend just that little extra on a superior room - with a nice bathroom and no discernible noise from the street.
Breakfast is good, although busy once again. On our last morning we had to leave at 6.00am but the staff went out of their way to ensure that we had another excellent breakfast before we left, despite the hour.
The position is great. It is close enough to the old town to make a tour on foot no problem to all but the lazy or infirm. Here you can explore the Wats to your heart's content. In the town itself there are an abundance of bars and restaurants to keep everyone happy and refreshed.
At night the market appears offering just about anything you might want to buy. In addition, just across from the hotel you will find the Anusarm market where a massive variety of food is available, suitable for every palate and pocket.
The night market simply appears as from nowhere and is right on the doorstep of the hotel. Turn left out of the hotel and walk for a kilometre to find Wararot market where you can obtain authentic Thai foodstuffs and ingredients at authentic Thai prices.
The hotel is a great base for exploring the city whilst offering a welcome haven from the heat, hustle and bustle. We would happily stay there again.

LOVED IT!
We arrived in Chang Mai by overnight train at 7.15 am and got to the Royal Princess at 7.45. As we hardly slept on the train we were eager to get to our room for a relax but were not really expecting to do so because it was so early. By 8.20 we were allowed up to the room after an efficient, friendly check in - I could have hugged the reception staff!!
The room was a great size and freshly made up,they had even set out a giant heart in rose petals on the super kingsize bed. These little aspects really made our stay wonderful.Theonly negative about the room was the view but Chang Mai was so hazy that we could not see far anyway!
I thought the reception staff were awesome. Yes some of the staff's English could have been slightly better but the staff were soo much better than in Koh Samui (our next destination). All the housekeeping staff say "sa wat dee" whenever they see you in the hallway.
The lobby was very pretty and the cafe on the ground floor was very good for dinner (although deserted the night we ate there).
I thought breakfast was of very good quality also. Our only complaint was that we had to wait for a table one morning.
The location in the middle of the night bazaar was excellent and they are right - you can't hear the bazaar from the hotel even though you are right in the middle of it! There are plenty of western restaurants near by - I would recommend the japanese restaurant (Fuji?) just down the street.
If we were ever in Chang Mai again I would not hesitate to stay at the Royal Princess again.
