The hotel looked soooo nice on it's website, we stayed in the new part - which was nice the room was airy and light and the bed very comfy. However we wanted a bath tub not a wet room or a disabled room which is what we got......as we going to a wedding and I wanted to shave my legs before I went!!
The manager was rude and un - helpful almost smug that they were fully booked and could help at all!
The Breakfast is a bit poop as well!!
Also full of old people - not that I minded but the menu was catered for old folk!!

Actually I visited the hotel a couple of years ago with my wife when it was under Jarvis and wasn't that impressed (except that it is right on the beach). I wouldn't have gone back except that a friend told me that it had been completely overhauled. Wow, what a difference. The whole hotel is completely new. Had an amazing time there. Completely different experience. The staff are friendly and the hotel is beautiful. Read some of the other comments, before writing this, they’re outdated.

When I knew I was staying here I knew what to expect - and I got it. Traditional sea side hotel for old people. Fantasic location. Pebble beach on one side and train station at the back. So you get a view of the sea, or people waiting for trains. and you get to hear the sea, or trains. some of the rooms are at roof level, this sounds odd - but means you get a view of the roof from your window.
I always get concerned about a hotel when you hear a dog barking in one of the guest rooms - you get it here.
It's one of those places that is just old. the building, the way it operates and the perspective of the staff - even the kids who serve you in the restaurant, the guests.Room was clean. but dated. Had a new flat screen tv on the wall but was small and you couldn't change the angle - so was a bit pointless.
Pointless - that's this hotel.
Never, EVER, again

My husband and I took my grandmother here 2 summers ago. My stepfather booked it and specifically told them we needed a single and a double close to each other, preferably on or near the ground floor as my grandmother has limited mobility.
On arrival we were shown to our rooms...my grandma's was up 3 flights of stairs on one side of the building, ours was back down all 3, through a corridor, and up a different 3 flights. Ridiculous. My grandma's room was also tiny and dark. We complained and were told that they hadn't promised anything, just had said they'd try to accomodate us. From what I could see they hadn't tried at all. They also said that since we'd requested sea view rooms these were the only 2 left with sea views. Where's the common sense?
When we refused these rooms, they offered us 2 adjacent rooms in a separate building, a house across the car park. These were dark, dingy, with cigarette butts floating in the toilet, and brown parcel tape holding one of the window handles on (it still wouldn't shut securely).
We refused these and eventually got 2 rooms 3 doors apart (better than 6 flights of stairs apart!) on the first floor (one floor up) whish were much more suitable.
They were the 'renovated' (I use the term loosely) rooms. They looked better than the others had, but the furniture had burn marks on and looked rundown. The bathroom was very basic and the bath took ages to fill. The shower wasn't fantastic, either. My nan's room had a sort of sea view (across the restaurant view) and was brighter - but it smelled strongly of chips! My grandma didn't seem to notice but it was really unpleasant.
Our room was quite large with a sea view and the bed was comfortable. Sadly, the walls were paper thin and all we could hear all night was other people's TVs and couples *ahem* 'having relations'. I had to stuff my ears with toilet paper so that I could sleep, but I was still woken up by SOMEBODY ELSE'S ALARM the next morning! Seriously, don't stay here if you're looking for peace and quiet.
The next day the breakfast was adequate but not fantastic and we checked out early (had booked for 4 nights) and moved to the nearby Beauport Hotel which was much better.
We didn't use the pool etc at the Cooden Beach but were shown around. It looked tired and dirty to us.
Renovations were already underway at the time and I think they may have finished now. Still, unless the renovations included soundproofing, they were a waste of time.
We had such high hopes for this place as the website made it look wonderful. My stepfather felt terrible that he had booked us into the place and it was awkward all round. The staff were helpful but they were really making the best of a bad job.
