I was very disappointed by this hotel. Although billed as 4-star, and clearly this was attempted through the decor, it left a lot to be desired.
The breakfasts were appalling - very little choice, nothing like I'd expect from a proper 4-star hotel. Oh, and the breakfast room was full of flies crawling all over the food. Disgusting.
The rooms are reasonably sized, but the air conditioning was ancient and very poor (and noisy).
On the plus point, a reasonably good location - not quite in the centre, but close enough for decent sightseeing.
The whole hotel had a very dated feel about it. While by no means an awful hotel, you can do a whole lot better.

I've stayed at the Preysing several times and will definitely go back. The hotel is located away from the chaos of the train station district but is convenient to transportation - a short walk to the trams or the metro (S Bahn) - Rosenheimer Platz. The first time you arrive (if by S-Bahn) be sure to get an area map - it could be confusing the first time, but is a very easy walk through the Gasteig. The hotel staff is extraordinarily helpful and friendly - they adapt quickly to English speakers. The breakfast is great - a full buffet & they will scramble eggs or make omelettes. The room is very nice & clean, beds comfortable - no complaints. There is a parking garage in the basement, in case you drive in. At night, it is quiet. There is an excellent restaurant next door and a wonderful Irish Pub down the street a couple of blocks. I love the Preysing & recommend it highly.

For the price, this is a good hotel. (I paid 125 euros, our company gets a discount). The pluses include: free breakfast and a good location (not for from Marianplatz and close to the subway) with decent rooms.
The only negative was that the room was a little "cold". The heat for the building had not fully kicked in yet, making the rool a little chilly. This was made worse by the granite floors.
